A meeting of the Board of Directors was held on Wednesday 1/17/2018.`50$LF%4€0TT
Chairperson, Marilyn Lewis;: Treasurer, Connie Baynes; Secretary, LoWlArii6r/idII"T ly
appointed member Jeffrey Wagner and member Sean Grammel. Vice -chair Randy Waters
arrived later. The meeting was held in the MBC meeting room at Town Hall and called to order
by Marilyn at 7:00 PM.
Marilyn called for the secretary's report, in which the minutes of the 1/17/18 meeting were
moved by Marilyn and seconded by Connie and passed unanimously.
Next, the treasurer, Connie reported that we had $504,139.26 at the end of October with
expenses of $29,861.17 which were used for the purchase of the 10 Columbine property.
Marilyn moved and Lou seconded approval and the vote was unanimous.
Marilyn then moved to welcome new board member Jeffrey Wagner. Introductions were
made all around and Randy arrived at 7:13 PM, in time make his introduction as well.
Marilyn reported that she and Randy met earlier this day (1/17/18) with new Town Manager
Kevin Dumas, the head of housing development, the town engineer, the DPW director, special
projects manager Mike Ahearn, John Stanbrook (Town Accountant), and Joanne from Old
Colony Habitat. It was agreed that MHC will use the Town's contractor (G. Lopes) as "our"
subcontractor to do all of the sewer work for Columbine. We will support Habitat's design for
the property and their application to ZBA for setbacks and for building a 3 -bedroom house in
place of the 2 -BR structure that is being replaced. We also will be at the meeting of ZBA during
the first week in March when we expectthat the variance may be heard, offering our support
and partnership at that meeting.
(At this point (7:27 PM) Sean left the meeting as he had planned previously.)
However, the discussion continued:
Mr. Trowbridge did the plan for Columbine and it is to be used in the setbacks portion of any
needed variance with the ZBA. G Lopes will do the sewer work and MHC will pay directly for
the labor and materials out of our account.
In orderto accomplish all of this, Lou moved and Marilyn seconded the rescinding of the vote
from the last meeting (12/20/17) to hire our own engineer/project manager. The vote to
rescind passed unanimously.

Lou then moved and Marilyn seconded that the Board authorize Marilyn, and in her absence
Randy, to sign the application forthe variance with the ZBA for 10 Columbine Rd. This vote
also passed unanimously.
Lou then moved and Randy seconded the authorization to expend up to $5o,000.00 for the
sewer installation project for 10 Columbine. After little discussion, this also passed
unanimously.
Following the votes, some discussion also took place regarding payments made in lieu of
building units under the Town's current regulations. It was suggested that this might be a topic
for the next meeting. Connie urged that we try to get Sean Burke to attend an upcoming
meeting as well.
The next meeting is scheduled fort he third Wednesday of February, which will be 2/21/18
Lou moved adjournment at 8:13 PM and it was approved unanimously.
Respectfully submitted xr. 1,2 a6
