Notice of Public Hearing
In accordance with the provisions of Chapter 40A, Section 9 of the Massachusetts General Laws
and the Town of Mansfield Zoning By -Law, the Mansfield Planning Board will hold a public
hearing on Wednesday, November 8, 2017 at 7:30 p.m. in the Planning Board's meeting room
2A/B, Mansfield Town Hall, Six Park Row, Mansfield, MA, regarding the application of
MMAS, Inc. for a Special Permit under Zoning By -Law Sections 230-5.5, Special Permit; 5.8,
Reservoir District; and 230-5.1, Surface and Groundwater Resource Protection District. The
proposal is for the expansion of the existing building at 888 South Main Street to a 262 seat
theater with art gallery, rehearsal and classroom/event space (Section 230-3.4D, Philanthropic
Use). Also intended to hold seasonal farmer's markets (230-3.5A, Retail), parking for Xfinity
Center concerts (230-3.5T, Parking Facility) and recreational opportunities such as kayaking
(230-3.2D). Related uses are workshop, gift shop, concession stand and office uses, also outdoor
concerts in an approximately 13,571 square foot building on an approximately 117,000 square
foot parcel of land in the Reservoir District (RD) at 888 South Main Street (Map 16, Parcel 14).
The project site is owned by 888 South Main Street, LLC, is shown on Assessor's Plat 16, Lot 14
and is bounded as follows: South Main Street, Helen S. Bielan Revocable Trust, Village at the
Pointe LLC, International Brotherhood of Electrical Workers Local 104.
