In accordance with Chapter 40A of the Massachusetts Generq'l 14,Ws 4h'd!Yfi lyfa6jsfield Zoning By -Law,
the Mansfield Planning Board will hold a public hearing on Wednesday, April 5, 2017 at 7:15 p.m. in the
Planning Board's meeting room at the Town Hall, Six Park Row, Mansfield, MA regarding Zoning By -
Law amendments to be considered at the 2017 Annual Town Meeting. The proposed amendments are as
follows:
To see if the town will vote to amend the Zoning By -Law by amending Section 230-5.5, Special Permits,
by adding a new paragraph, 5.5.C(19), requiring renderings to be submitted with special permit
applications; and
To see if the Town will vote to amend the Zoning By -Law to amend Section 230-1.5, Definitions, to
define "Tandem Parking;" Section 230-4.4, Off -Street Parking and Loading, to allow the Planning Board
to set the number of tandem parking spaces and to describe in what zoning districts tandem parking would
be allowed; and Sections 230-5.10(K)(7), North Main Street Overlay District and 230-5,12, Mansfield
Station Revitalization Overlay District, to allow the Planning Board to find that tandem parking can be
used when a project qualifies for a density bonus; and
To see if the Town will vote to amend the Zoning By -Law to add Section 230-3.4.L., Recreational
Marijuana, Temporary Moratorium, to establish an 18 -month temporary moratorium on the sale and
distribution of recreational marijuana.

NOTICE OF PUBLIC HEARING
In accordance with Chapter 40A of the Massachusetts General Laws and the Mansfield Zoning By -Law,
the Mansfield Planning Board will hold a public hearing on Wednesday, April 12, 2017 at 7:30 p.m. in
the Planning Board's meeting room at the Town Hall, Six Park Row, Mansfield, MA on the petition of
Nicholas Riccio regarding the following Zoning By -Law amendment to be considered at the 2017 Annual
Town Meeting, The amendment is as follows:
To amend the Town's Zoning By -Law, Chapter 230-4.7E(7) to remove `Billboards or other off-site
advertising" from the list of prohibited signs; and to add a new paragraph (5) to Section 230-4.7D to
allow "Billboards" by Planning Board special permit in the Planned Business District on property
adjacent to limited access highways; and to add a definition of "Billboard."

NOTICE OF PUBLIC HEARING
In accordance with Chapter 40A of the Massachusetts General Laws and the Mansfield Zoning By -Law,
the Mansfield Planning Board will hold a public hearing on Wednesday, April 12, 2017 at 7:45 p.m, and
8:00 p.m, in the Planning Board's meeting room at the Town Hall, Six Park Row, Mansfield, MA on the
petitions of William Clemmey regarding the following Zoning By -Law amendments to be considered at
the 2017 Annual Town Meeting. The amendment is as follows:
7:45 p.m. - To amend the Town's Zoning By -Law, Schedule of Principal Use Regulations, 3.5, Business
Uses, to change 3,5F, Fast Food Restaurant, from Not Allowed ("N") to Allowed by Special Permit of the
Planning Board ("S") in the Business 4 (134) District; and
8:00 p.m. - To amend the Town's Zoning By -Law, Schedule of Principal Use Regulations, 3.3,
Residential Uses, to change 3.3.1, Residential Facilities for Residents 55 Years or Older from "N" to "S"
in the Residential 1 (R1) District; and to amend Section 3.3J(1) to add "In the Residential 1 zone, the
parcel of land shall not be less than 15 acres."
