ROBINSON ELEMENTARY SCHOOL
Outstanding Issues
• Jersey Barrier —Mr. Parker commented that the cost of (1) Jersey barrier from
Boro Sand & Gravel is approx. $300.00 plus delivery. Walter Parker expressed
concern that the placement of a Jersey barrier may be a safety issue for children.
Rich Feeley responded that the Building Inspector a barrier must be installed to
meet code requirements. Mr. Feeley noted to Mr. Parker that his delay in
addressing this issue is holding up receipt of an occupancy permit for the
Robinson School. The MBC requested Mr. Parker to move forward with
purchase immediately. Robinson School Project account will be charged.
• Punch List —MBC is waiting for final status summary of punch list from Ron
Ashton.
• Utility Credit — Rich Feeley questioned if credit was received for utilities used at
Robinson during the construction period. Ron Ashton to follow up.
MANSFIELD POLICE STATION
Heat/Air Roof Units - The Police Dept. is exploring replacement of old existing roof
units with the Town Manager. It was suggested that the MBC send a memo to the Town
Manager that although the repair of the broken unit should be covered under the one year
warranty, the Police Station Project has been closed out. Future failure of existing units
beyond the warranty period would not be covered under the previous construction
budget.
Project Manuals — The MBC office has been storing duplicate project manuals for the
Police Station Renovation Project. It was agreed that the MBC would keep one original
set of manuals on file. MBC Secretary will forward all duplicate manuals to the Police
Department for their use.
JORDAN/JACKSON
Roof Liti ag tion — A cost estimate to replace the roof was provided by Gales Associates as
requested by the MBC. Richard Feeley asked that copies be sent to the Town Manager
and Town Counsel. A suggestion was made by David Young to schedule a meeting with
John D' Agostino and Town Counsel to discuss the status of the litigation. Rich Feeley
questioned Bill Moore as to whether the School Dept could pursue the Capital
Improvements Process (CIP) to replace roof. Bill Moore indicated that it would be an
appropriate way to fund the expense.
QUALTERS MIDDLE SCHOOL UPDATE
Data Cabling — The School Dept. plans to move forward and sign a contract with J.C. I.
to provide data cabling at QMS. Time Warner has been asked by the Town Manager as
part of our Social Contract to provide TV cable to all schools. A meeting will be
scheduled with Time Warner, MBC, School Dept., Building Dept. and Town Manager
and Contractor to clarify agreement.
Add'1 Computer Closet — Discussion opened re: School Dept request for use of closet
room A208, located above the electrical room for an additional hub. Jim Liddick asked
Walter Parker to specify what type of service would be needed. Mr. Parker requested
220 volt amp. with dedicated services.
Stream Vent Trans — Chris Sullivan reported discovery of a rusted out pipe found in the
crawl space. The large steam trap tied to the main stream line, (critical to heating gym
space), is irreparable. Discussion was that Johnson Control was responsible for cleaning
traps previously. Bob Gurek will pursue back charge to Johnson Controls. Chris
Sullivan to compile sampling of poor traps on site.
Convectors — Chris Sullivan reported that the fiberboard found behind 25 of the
convectors contains asbestos material. A Change Order proposal is expected from
Ammar Dieb, Universal Engineering.
Head End Room — Discussion was to maintain the existing plan for the computer head
end room.
Cleaning Responsibilities — Walter Parker expressed opinion that excessive custodial
labor and costs are being realized by the School Dept. relating to construction activity at
Qualters. Rich Feeley advised Mr. Parker that the Superintendent and Principal agreed
that the air quality was the top priority. The MBC expects J.T. Callahan and the custodial
staff work together to assure that the building is cleaned properly.
J.T. Callahan/CHANGE ORDER #7 — The following Change Order proposals included
in C.O. #7 for review/approval by the Committee are as follows:
COP #41 Ref. Venting for clean outs in toilet rooms B6 and B8 in the amount of
$1,466.00. Work completed based on Time and Materials.
COP #96 Ref. New hardware sets for scheduled doors in the amount of 3,663.00.
MOTION to recommend payment to J.T. Callahan for C.O.P's 41 and 96 in the
amount of $5,129.00. DY/KG Passes 4-0. Dan Freeman to obtain J.T. Callahan
signature for C.O. #7 and return to MBC for processing.
Gym Walls — Dan Freeman to review possible credit due for seismic issue
Existing Bathroom Pipe backed up - Chris Sullivan reported that during demolition of the
senior wing bathrooms, the contractor discovered an existing line backed up. Chris
Sullivan requested that Walter Parker contact someone immediately (i.e. Roto Rooter) to
address the existing condition. Mr. Parker stated that he could not commit a date as to
when the line could be snaked out. Discussion was that Ms. Sullivan would ask the
contractor to take care of cleaning so as not to delay the project. QMS project account
will cover necessary costs.
JTC/Payment Requisition — Marc Jaoude presented incomplete pencil requisition. Chris
Sullivan commented that she has not yet reviewed the requisition. Requisition was
rejected and returned to J.T. Callahan. Ms. Sullivan expressed frustration with Mr.
Jaoude in following proper procedure re: submitting and reviewing pencil requisitions.
Project Schedule — Copy of construction schedule was provided. Dan Freeman
commented that the translucent panels and glass has been delivered. Windows have been
delayed 5-6 weeks. Mr. Freeman to follow up with Cheviot Corp. to push window
delivery date.
Precast Concrete — Dan Freeman indicated concrete is 87% complete. Affidavit is
needed for storage materials on site. Issue to be finalized with Ron Ashton.
Gym Ceiling — Ms. Sullivan noted that limited work has been accomplished.
Use of Gym — Ms. Sullivan reported contractors concerns regarding their responsibilities
in securing the building with evening use of gym space by various school groups (i.e.
Mansfield color guard/band, etc.). Bob Gurek to follow up. Discussion was that the
School Principal should know who is using the building at all times.
Stage Louver — J.T. Callahan owns louver repair. The original cost was estimated at
$60K/172 sq. feet. Keyes Associates has evaluated the issue and determined that it will
be necessary to build new louvers on fusible link feature. It was suggested that new
louvers have power vents and control work.
Punch List bathrooms — Rich Feeley requested that all parties (i.e. Project Coordinator,
Architect, Walter Parker) sign off as to completion.
Roof — Keyes Assoc. is waiting for response from Firestone.
Knox Box — Walter Parker reported that a recessed knox box has been ordered.
Incorrect Gym Floor Elevation — Discussion re: a 2-3 inch discrepancy in elevation from
the old gym floor to the new gym floor, due to J.T. Callahan error. Dan Freeman will
send letter to J.T. Callahan requesting proposal to correct elevation.
School Furnishing — Walter Parker requested that Keyes Assoc. provide him with color
charts that are planned for QMS to assist in planning school furnishing purchases.
Parking Lot lighting — David Young questioned lack of site lighting indicated on plans at
QMS/MHS auditorium parking lot addition. Dan Freeman to follow up with Jim May.
Damage to Ra mn — David Young had questioned a long gouge located on the west side of
the ramp wall at the front entrance. Marking is approximately 18" above ramp level.
Walter Parker to investigate possible cause.
MANSFIELD HIGH SCHOOL
Security Tags — NMS — MBC requesting that J.T. Callahan furnish security tag list
similar to QMS.

of pits and would like to look at plans. Rich Feeley urged Mr. Parker to address this issue
as soon as possible to ensure that the pits are ready for the Spring track season. Mr.
Parker to follow up with Wallace Floyd.
