TCI Fee Proposal — Letter was sent to the MBC requesting additional fees for Scope of
Work relating to design of the generator unit. Rich Feeley suggested that TCI should
have included the work under their original proposal as the generator was originally to be
replaced. Bob Vogel will review issue with TCI and respond to the Municipal Building
Committee.
JTC/Application for Pam — Steve Chmura stated that the pencil requisition was
reviewed, but not recommended for payment at this time due to the following:
• Forbes Paint requisitioning for work in the gym at the acceleration rate. Painting in
gym was not identified as accelerated work.
• Certified payrolls were not provided.
• Eastern Contractor's requisition applies for an additional 10 % due to worker fatigue.
MBC agreed that the administration and cafeteria billing were considered reasonable,
however Keyes will return proposal to JTC for adjustments.
Generator - Steve Chmura informed the Committee that the size of the generator unit
recommended by TCI is not available. A larger 60KV diesel unit (E07971) is available.
Purchase would include its own diesel day tank unit. Estimated cost is $1,900.00
increase. JTC's proposal will include rental cost of temporary generator until new unit
arrives.
MOTION made to ask J.T. Callahan to accept proposal to purchase and install one
new natural gas generator increasing unit size from 45 to 60. JL/DY: Passes 5-0.
Generator Location — Mr. Chmura noted that the Mansfield Electrical Inspector has
approved a permanent location for the generator. Keyes to provide a CADD sketch to
electrical inspector on Wednesday.
Heat Trace — Project Coordinator commented that TCI is taking a more active role.
Opinion from TCI is that Montle Plumbing has a cold water line tied into the hot water
line. The line was tested with running water for 20 min. resulting with no hot water at
other end. Next plan will be to test sections. The manufacturer representative is
scheduled to visit the site again.
Schedule Review — Richard Feeley questioned Keyes Associates as to the status of the
construction schedule review. Written evaluation is to be provided to MBC by next
week.
e
Manpower — Question was raised by the MBC Chairman as to whether job sites are
being staffed properly. JTC's opinion is that it is staffed as best as possible due to overall
industry staffing issues.
Hardware — Bruce Hanna to follow up as to the status of order
Roof Flashing — Work is ongoing.
Gym — Floor marking (i.e., basketball, pickle, etc.) resolved. Athletic Dept. has reviewed
plan and approved.
Wood floor- Credit pending.
Admin/Nurse/Guidance — Area needs to be punch -listed.
Final Completion — Discussion was that JTC has previously turned over areas to the
Town leaving several unfinished issues. MBC requested that Keyes issue a letter to JTC
stating that no additional areas will be taken over by JTC, until areas current work areas
are completely finished.
Elevator — Still no water problems reported in pit.
Library — Steve Chmura commented that progress in Library is moving very slow.
Grading — Keyes Associates was asked to grading where new permanent generator is to
be located. Tree at generator will be cut and removed. Since the landscape design was
from Wallace Floyd, David Young asked that Keyes coordinate all landscaping issues
through their office.
Window Conflicts — A total of 177 windows do not function as designed. Regarding the
windows that are impeded by walls, Mr. Vogel suggested JTC remove and replace with
fixed windows. Linc Lynch to obtain directive from School Committee. Mr. Vogel
commented that 36 of the windows are located whereby changing the existing vent to
smaller size will correct conflict. Estimated cost to change windows vent is
approximately $600.00 each.
Sills - Steve Chmura has identified 176 feet of interior sills that need to be replaced.
Steve Chmura to survey old damage and new damage to sills (21 locations). West wing
includes 5 rooms having sills removed to install unit ventilators. Proposal to be
submitted to JTC. Town would be responsible for work areas associated with Unit
Ventilator work. JTC to be responsible for eighth grade Headmaster's office and Home
Economics.
Site Li hg ting —David Young asked that Keyes Assoc. forward a letter to JTC requesting
status of site lighting and that temporary site lighting be provided at QMS.

c
Painting/Home Ec. - Chairman commented that a verbal agreement was made at the
Thursday job site meeting to have the Home Economics room painted. Cost of paint to
