Roof/Decking Removal - Jim May commented re: a directive to install support beams to
new masonry wall. One of four locations on 2nd floor work was to remove partition wall
and infill. Spec called for 6" stud. Change in field was made to CMU. $700 credit due
for deletion of CMU. One of four walls built. Structural engineer stated that floor would
not support wall. Support beam to be installed. JTC to cover cost of beam.
Library Room — This room has been relocated resulting in several conduit cores to rewire
room. Jim Liddick requested that floor penetrations are sealed.
School Furnishings/Technoloev — Principal Ed Rosa questioned responsibility for
payment of the JCI Communication contract for infrastructure technology at MHS. Rich
Feeley clarified that during a prior meeting with the School Dept., MBC was given
direction to add a technology budget as part of the QMS project budget. There was no
mention however about additional technology required at MHS. School Dept. signed a
contract with JCI Communications for $57K. Chairman explained that the construction
budget is tight at this time and cannot cover the expense at this time. Jim Liddick
suggested that Mr. Rosa cover the cost of technology by utilizing the school furnishings
budget already established. Ed Rosa agreed and will advise the MBC of additional
furnishing needs later in the project pending available funds. MBC questioned how many
drops per location are included in the JCI Contract, why MHS is the same cost as QMS.
School Dept. to follow up with Bert Masson. All agreed to allow MHS staff to spend
$100K for furnishings. Combined with $57K for technology caps furnishings budget at
$157K. Budget to be re-evaluated at end of construction.
Construction Schedule — Ed Rosa expressed concerns regarding the upcoming move into
the West Addition. Mr. Rosa noted that JTC imposed costly delays to the School Dept.
during the opening of the South Addition. The contractor advised the School Dept. to
prepare for occupancy but did not have the areas ready to occupy on the date promised.
MHS Principal plans to put JTC on notice that they must adhere to the occupancy date
promised to avoid any interruption in school programming. David Young suggested to
add that if scheduled date is not met then JTC will be expected to hire outside staff to
move necessary furnishings at their cost and/or cover costs of school staff overtime
incurred due to schedule change.
Electrical Panel Changes — Rich Feeley informed the Committee that based on a meeting
held with Bob Wedge, TCI, cost of changes to electrical panel is reduced from
$25,000.00 to $16,504.00 plus 8% JTC mark-up.
MOTION to approve JRW COP #41 for electrical panel changes in the amount of
$17,824.00. JL/DY Passes 5-0.
JTC/Application for Payment — Jim May presented JTC's November Application for
Payment for review/approval. Discussion raised as to whether a cut of 5% should be
made to JRW costs. Payment would bring contractor to 85% complete. Jim May
indicated that all material is on site. Jim Liddick raised concern regarding security of
materials stored on site. MBC to check status of Builders Risk Insurance. Remaining
cost due is for two laborers through October.
Status: Application for Payment is not approved. Change Order #3 in the amount
of $80,632.00 was not received. JTC Payment Requisition can not be processed
without signed Change Order #3. Mechanic liens and Contractor Schedule Update
were also missing.
Roof Estimate — Jim May stated that during a conversation with the roofer, Bob Feeley,
of Feeley, McAnespie he was asked at what point a schedule of values was given to JTC.
Mr. Feeley advised Mr. May that a schedule of values was not provided to JTC at the
time of bidding. Jim May noted that an average of the three bids is $16.00 per square
foot. Jim Liddick suggested that the Committee compile a list of all outstanding issues to
be addressed and suggested a workshop be held during Christmas week to discuss. Issue
pending.
Seismic — Jim May reported an issue regarding existing masonry walls. A suggestion
was made to extend seismic clips to ensure structural stability. This will involve an
undetermined amount of additional masonry work that would be performed based on
Time and Materials for 2 weeks. Project Coordinator will sign slips. A unit cost will be
determined based on the amount of signed slips. Issue pending.
Bracin — Re: Bracing of walls at the front and west side of bldg. Jim May informed the
MBC that a credit is due for linear sills and installation. The credit received from
Nashoba for the change in steel work is deficient and was returned with a letter from
Wallace Floyd requesting additional back up. JTC is holding up work to install sills due
to rejection of credit.
Elevator/Fire Rating — Jim May commented that the elevator shaft walls would need to
extend to roof line or shaft needs to have roof to reach a one hour fire rating. Wallace
Floyd reviewing issue with the Structural Engineer.
