PLANNING BOARD MINUTES
The Mansfield Planning Board met at the Mansfield Town Hall on
Monday, November 2, 1970.
Present: Town Planner Maurer, Chairman Mendes,;Clerk Latham and
Planners: Nelson' Wojtkiewicz' Wellington, MacFarlane and Cinelli.
Meeting called to order at 7:30 PM.
Minutes were read from the meeting of October 26, 1970. Motion by
Planner, Cinelli seconded by Planner Wellington to accept the minutes
with the following amendments:
Page Two Paragraph three"Town Planner Maurer asked if it is
necessary for Cabot, Cabot, & Forbes to show:.on the profile the
existing side lines of the street. Planner Wellington said he
didn't know what good it would be now,, as the road is all cut.
Board advised Town Planner they only ve to show center lines.
Page Two Paragraph Four ItDi.scussion was held on intersection radii.
Page Two Paragraph Five "Tgwn= Planner Maurer advised the Board they
want to put in block manhole or poured manhole, whichever Board
prefers. Board felt that 48 inches or over should be ,poured and
that they will give them specifications at a later date.
Page Three Paragraph Three "Planner Latham advised the Board that
there are seven sections of pipe for Lots 77 and 78 at ,Magna Vista
` for drain pipe waiting to be installed.
Motion by Planner Cinelli seconded by Planner Wellington to pay the
warrant in the amount ,of ;890.09, all in favor.
Letter was received from Town Counsel suggesting change in the
Stivelletta,covenant.
Mr. Turinese, Mr. Eagan and Engineer Ralph Maloon met with the Board
to discuss Brookside Estates. Discussion ';was 'held on bonds and
covenant. Mr. Maloon advised the Board they would like to do a
street at a time, and to?subgrade before bonding. Board advised
Mr. Maloon that covenant is filed with the plan and states that work
cannot be done until road is built to Planning Board satisfaction.
Discussion was held on perculation tests. 'Mr. Maloon asked what
stage their plans are in now. Board advised him they are waiting for
Board of Health approval.
Motion by Planner Cinelli seconded by Planner Wellington to take
Item $A on the Agenda out of order, all in favor.
Board viewed I+Iagna Vista Recreation Plan. Board will not sign plan
until stone bounds are shown on the plan.
Board viewed plan for Laurie Lane and Darby Drive in Magna Vista.
Board did not sign plan because there is no accepted lay out for
Laurie Lane. Planner Wellington advised Board he would like to
look at the area before plan is signed to check on dimensions.

Selectman Paul Zecher discussed with the Board the relocation of
Maple Street.
Fire Chief Bellavance met with the Board to discuss fire hydrants
in the Cabot, Cabot, & Forbes Industrial Park. After some
discussion it was agreed upon by the Fire Chief and the Planning
Board that hydrants would be 400-500 feet apart on one side of
the road, set back as far as ,possible, within the right-of-way.
Messrs. Paul Dalton and Mike Murphy met with the Board to discuss
the Cabot, Cabot, & Forbes_ Industrial Park. Discussion was held
on radii. Motion by Planner Cinelli seconded by Planner MacFarlane
to have Cabot, Cabot, ,& Forbes take as much property as is
necessary on Zayre's and Borden's to insure a minimum curb radius
of 40-45 feet, all in favor. Discussion was held on hydrants.
Discussion was held on where water pipes would be located.
Motion by Planner Cinelli seconded by Planner Nelson to have Cabot,
Cabot, & Forbes install wate pavement, all in favor.
Town Planner Maurer advised the Board that Beverly Building Corp.
would like to move gravel from one location adjacent to their
Magna ,Vista Subdivision to Darby Drive for the 'purposes of con-
structing a road. Town Planner Maurer asked the Board if it is
possible for them to move the gravel without a permit. Board
advised Town Planner to check with Town Counsel and that ifhe
approved to advise them that after gravel is removed property
will have to be graded and filled.
Motion by Planner Cinelli seconded"by Planner Latham to transfer
$50.00 from Printing Account to Office Equipment, all in favor.
Motion by Planner Cinelli seconded by.
