Adjournment PLANNTNr BOARD "TNUTES The Mansfield Planning Board met at the Mansfield Town Hall. on Monday, September 14, 1970. Present: Town Planner Chad Maurer Chairman Mandan Clank Latham Planners Nelson, WQtl.iewi.ez, MacFarlane, Ci_nelli and. Wellington. Meeting called to order at 7:30 PM. Minutes were read from the meeting of August 31, 19M Motion by Planner Wojtkiewicz seconded by Planner Latham to accept the minutes with the correction "At 9.00 PM bearing was called. to order on application of Joseph St.i.velletta for a ,subdRisi.on off Stearns Avenue, all in favor. Letter wac received from the Town Manager regarding budget requests. The following bearing notice's for September 15 were received from the Board of Appeal's: Carol Ann Realty Corp to construct a multiple dwelling complex Charles DMeszoel.y to keep a horse in a Residence B zone Fireside Realty Trust to construct a "Ttiple dwelling nomPle� Morse and Forrester to construct; an addition to the rear of their store. The following decisions were received from the Board of Appeals: Variance granted to Zayre T^nth Realty Corp.. p6rmit granted to Barbara E. Oi.bbs for dance studio. Letter was received from Attorneys White & Kelly advising the Board that three preliminary plans for the Trustees of Mansfield Trust filed with the Board have also been filed with the Board of Health and Town Clerk. Motion by Planner Nelson seconded by Planner Latham to pay the warrant inthe amount of `;757.39, all in favor. Motion by Planner MacFarlane seconded by Planner Wellington to -ro-endorse a plan for two lots on Fruit Street owned by Edward and. Lois A. Simmons with Lot ;#1 sbowing 30,306 M. Umi.ng a single family dwelling and Lot if 14,104 s.f. showing a concrete foundation, all in favors ,attorney John Morley representing Joseph Stivelletta met with the Board to inquire if there werakurtber details needed on the Subdivision .i.norder to have it signed by the BoardP Discussion was held an easements, drainage and lot lines, Board advised, him that they were waiting to receive the plan back from the Hoard of Health. Planning; Board Minutes Page two Engineer Ralph Maloon and Calvin Potter met with the Board to discuss the proposed subdivision on Branch Street® He showed to the Board a plan showing the proposed layout. Also that he has changed the entrances from two to six. Board reviewed plan for Brookside Estates subdivision, Dil�ypssi_on. was held on changing the name of streets, lot numbers and plugs, Board reviewed plans for Magna Vista, Town Planner Maurer advised the Board that the drainage is all in and that the developer is going to change the location of the hydrants to every $00 feet. Discucsion was held on inspections of the wort:. Motion by Planner Ci.nell.i ,seconded by Planner Nelson to authorize Town Planner Chad Maurer to inform the representi.ve of DrAnnolfo when be sees him that the Planning Board doesn't, want them to proceed with the construction until a complete set 7of plans has been reviewed and approved by the Board,all in favor„ pra�zTm���T�W1 GlP Dd Board reviewed plans for Piresidd Realty Trust �-i- nm Discussion was held on the plans which Mr. Potter had presented an the one he will use but noted dimensions did not, match with the plan they now have, Board felt he hadint met his obligation as regiired, Planner Nelson felt that the Building Cn,spector should submit a copy of the building permit to the Board, Also discussion was held on curbs, _',entrances, and grass strips. Motion by Planner Cinelli seconded by Planner Latham to recommend to the Board of Appeals that the plan not be approved„ ppi�Plme,✓Y �°'nP�PX Board reviewed plans for Carol. Ann Realty Trust Isom Discussion was held on the drainage as they felt the drainage is not adequate now. Discussion was also held on the building which would he 3$ feet from the street not the required $0 feet. Motion by Planner Latham seconded by Planner C.nelli to send Town Planners recommendations as written, all in favors Motion by Planner Ci.nel.l.i, seconded by Planner Latham to adjourn, all in favor, Meeting adjo"rned at 12.00 PM,
