(Chavaree-MacFarlane, all in favor)
10. Board reviewed a zoning Board of Appeals variance application of
John T. Cotterill
Motion: That we recommend the variance not be granted because the proposed use
is not a logical extension of the existing non -conforming use and a
new non -conforming use would be created. The retail sales and
service of all -terrain vehicles is not a compatible use with the
surrounding single family residential area.
(Mendes-Chavaree, Grant, Wellington, in favor; Latham, Nelson
opposed; MacFarlane present but not voting.)
11. Board reviewed a zoning Board of Appeals variance application of
George Wojtkiewcz.
Motion: That we send a letter to the Board of Appeals stating that:
1. The Board is concerned with the propriety of the situation
when the applicant, as a member of the Board of Appeals, signs his
own notice of advertisement.
2. The Board recommends against granting this variance for the
following reasons:
a. The Zoning By-law specifically stipulates that the only allowable
conversion is of a single family to a two family in a residential
"B" Zone.
b. The request ;for amending the Zoning By-law to prohibit such
e conversion was originally made by the Board of Appeals, in order to
prevent the type of conversion that was occurring on Union Street
and other similar streets within the Town. It would be difficult to
-3 -
establish that the conditions pertaining to the property on
Union Street do not apply to similar property in other areas of
the Town as is required in the granting of the variance.
C. It would be very difficult to establish a financial hardship for
the conversion of a barn to dwelling purposes when that particular
property was purchased knowing that a barn existed and that it
would be impossible to convert to dwelling purposes without a
variance. (Mendes -Latham, MacFarlane, Wellington in favor; Nelson,
Grant, Chavaree present but not voting)
12. Town Planner purer discussed the progress of the Flood Plain Insurance
with the Board. He noted that the Selectmen were reviewing the letter

Town Manager Camp on December 13 at 8PM.
Motion: That the Board pick up the bill for the dinner.
(Mendes -Latham, all in favor)
iS. Motion: That we write a letter to Cabot, Cabot & Forbes congratulating them
on their blinking stop lights.
(Mendes -MacFarlane, all in favor)

solid waste program to form a solid waste district.

the road has been paved and water has yet to be installed. The value of the
work that will be done will be about $16,000. The contractor is asking for
the release of one check. He will receive a check once the work has been
completed to the Board's satisfaction.
19. Town Planner Maurer advised the Board that Graphic Microfilm in Waltham
is going to loan the Board a microfilm reader for a week in order that
we can read the cards we have. He requested that the Board authorize extra
time for the Secretary to go through and read these cards.

microfilm
