7. Chairman Wellington suggested that every two weeks the list of plans
be updated.
8. Town Planner Maurer brought up the point that the Darby Drive Plan was
recorded a year ago. He noted that the original plan for Magna Vista
indicated drainage easement on lot 55, however, the drain pipe was
installed on lots 53 and 54. The change in the location of the drain
easement was approved by the Planning Board, however, they never formally
endorsed a plan which indicated the change and no amendment to the plan
was filed in the Registry. It was suggested that a letter be written
to Mr. D'Annalfo with carbon copies to owners of lots and Registry of
Deeds. Chairman Wellington suggested Board sign amended plan showing
easements. Another course of action would be to rescind release of
lots until this is straightened out.
9. Board reviewed the Form A Plan of Charles Brown for two lots on Balcom
Street. It was indicated that all amendments had been made.
Motion: To sign Plan for Charles Brown (Latham-Chavaree, all in favor)
10. Board reviewed the Form A Plan of 3.17 acres located atr;the corner>of
Chauncy Street and Forbes Boulevard for Cabot, Cabot and Forbes.

favor)
ii. 8:39 - Public Hearing was held for Weldor Realty Corp. Subdivision
entitled New Mansfield Estates located off South Main Street.
12. 9:05 - Alan Willis met with the Board to discuss his Gloria Estates
Subdivision located on Ware Street, He was advised that the Board
had already approved the Plan subject to specific conditions.
13. 9:10 - Mike Murphy of Cabot, Cabot and ,Forbes presented calculations of
Engineer William Moore on Datsun site. The, Board discussed in detail
the calculations that were presented and the effects of the water from
the Datsun site on the Parente property and other property along Hodges
Brook.
Motion: To direct Town Planner to write a letter to Cabot, Cabot and
Forbes approving this plan under the Hatch Act and review letter
for final content next week. (Mendes -Latham, all in favor)
14. Town Planner Maurer advised the Board of Wednesday nights Selectmens Hatch Act
Hearing on Pine Needle Park land along Canoe River. His recommendations
were as follows:
1. That prior to approval of the plan a notation should be placed on the
plan stating that before any portion of the lot can be filled that the
muck and peat should be dredged from the lot in order that all fill is
placed on solid ground. The limits of the dredging and filling shall
also be indicated.
2. The proposed drain line located between lots 22 and 23 extends to the
Canoe River. The grading plan indicates that the drain pipe will be
covered. The covering of this pipe would restrict the flow of water
-4 -
and create a dam effect during a flood period and the water would
wash away any fill, expose the pipe and therby create an additional
maintainance problem for the Town. It is recommended that the drain
line only extend as far as the sewer easement which is indicated on
the subdivision plan approved by the Planning Board on May 24, 1971.
From that point to the Canoe River, it is recommended that a ditch be
developed to handle the water flow.
Motion: To send letter to the Board of Selectmen_ with above recommendations
(Mendes -Grant, all in favor)
15. Town Planner Maurer informed the Board that a meeting for the Comprehensive
Planning Program is tentatively set for Wednesday morning to go over
scope of services.
16. Town Planner Maurer suggested the Members of the Board go into the field
to review subdivisions of Waldor Realty Corp. and Christian and Schramm.
Members agreed to meet at 6:30, Monday, July 19 at the Waldor Realty
site on South Main Street.
17. Planner Mendes informed the Board of the August meeting of Regional Sub
Area which will be held at Attleboro Trust. All of the Planning Board's
and Conservation Commissions will be invited to the meeting because
discussion will?be on Soil Surveys related to Zoning. This meeting will
probably be held the first Thursday in August. He also advised of a
meeting on August 3 at Department of Public Works in Taunton on
Environmental Impact of Limited Access Highways.
18, Chairman Wellington advised the Board of=:a call from Micheal Murphy for
a meeting with Cabot, Cabot and Forbes on next Wednesday or Thursday
evening at 6 PM. Members agreed on July 22.
19. Chairman Wellington advised the Board that they now own a tube file at a
cost of $25.
20. Motion: To adjourn meeting (Mendes-Chavaree, all in favor) 10:35 PM
