7. Engineer James Freeman met with the Board representing Home Developers, Inc.
and their subdivision on Willow Street. Mr. Freeman noted that he felt the
lots now comply with frontage and area requirements. He advised that he
would be installing a lift station in the sewerage system, ,with the`respon-
sibility falling upon his client to install the station, and the maintenance
to be taken over by the Town. It will cost the Town about $20 a month for
electricity to run the station. The system was designed so that a connection
could be made to the proposed abutting subdivision. Mr. Freeman requested
that a Public Hearing be set pp. It was noted that there was no typical
cross section or signature blocks on the plan and profile. Mr. Freeman
felt that the back lots could be developed without filling to any extent,
although ,they may have to get Hatch Act Approval to build the circle.
d. Board reviewed a street acceptance plan for a portion of Forbes Boulevard and
Chauncy Street. The consensus of the Board was not to sign the plan until
after the Board of Selectmen hold a hearing.
9. Engineer Ralph Maloon and Jim Antosca met with the Board to discuss a
preliminary subdivision plan on Tremont Street. Mr. Maloon noted that they
were planning to leave the back lots undeveloped at this time. Board
requested that a topo plan be done for at least 250 feet back from the
proposed road.

12. Engineer Ralph Maloon met with the Board to discuss the Hall Street drainage
plan. He noted that he cannot give a 24 foot pavement unless poles are
moved along the street, but can go 22 feet without moving anything except
a hydrant. Board requested that he prepare a plan showing pavement in
relationship to telephone poles. Town Planner was requested to find out
whose responsibility the poles are and what it would cost to move them.
Mr. Maloon was requested to come up with a plan for the improvement of
the curve in Hall Street.
It was noted that the Board of Selectmen are going to submit an article at
Special Town Meeting on this project, and that if the Planning Board has
any recommendations they should be forwarded .to the Board of Selectmen.
t' The Board would like to see a finished plan with layout before making any
recommendations. It was also noted that the Selectmen plan to repave a
portion of Fruit Street and that if this were done drainage could be put
in at the same time.
13. Board reviewed two Form A plans for Leon Grant on Wood Ave.
Motion: To sign the Form A for Leon Grant

15. Board reviewed a proposed plan for Magna Vista Section 11 for Home
Developers Inc. The Board would like an opinion from Town Counsel Grady
on what can be done to get D'Annolfo to complete work and how the Board
should procede. The Board will hold the plan until this is worked out.
16. Board reviewed a Form A Plan for Joseph Gonsalves on Mill Street. The
plan was not tied down to anything and there were only two prints.
17. Board reviewed a Form A Plan for William Joseph Barrows for lots on
Gilbert Street in Mansfield and North Worcester Street in Norton. The
plan requires the stamp pertaining to street approval. It was noted there
was a wrong description on the plan, there was no distance on the town line,
and the two lots of Mayall should be omitted.

18. Board reviewed a preliminary plan for Clifford Turner on Ware Street.

cul de sac as under the new regulations. He will meet with the Board
on June 5, 1972.

19. Board reviewed a• Plan for Waldor Realty for lots on Williams
Street, it was noted he wants a 650 foot cul de sac as under the new
regulations. The Board had requested an alternative plan showing a
different layout of the road.
20. Board reviewed a plan for the Mansfield Fish and Game Association. They
will have an article in the special Town Meeting to swap a piece of land
with the Town of Mansfield. Agreement of the trade will be that if there
comes a time when the Fish and Game does not want the land then it will
revert back to the Town. The note on the plan is unclear in that it
seems to state that the Fish and Game will receive both parcels, and
does not indicate any swap. There is nothing to indicate what will happen
to the triangular parcel that overlaps each parcel.
21. Board discuss request from Cabot, Cabot & Forbes for a bond release for
Forbes Boulevard from Foxboro town line through to Suffolk Road. Town
Planner Maurer will draft a letter for review next week to go along with
the bond release, to give the Town protection for future improvements
to the road.
22. Town Planner Maurer advised that in Elmwood Park the drainage had been in-
stalled in a different system and the easement had been relocated to a
position other than approved by the Board. Town Planner will write
Mr. Stivaletta advising him that the Boaxi will not assume responsibility
for their proper installation until such time that a plan is formally
submitted and approved by the Board and that he can demonstrate that
such improvements have been installed in conformance with the Board's
Rules and Regulations.
Planner Wellington also noted that the newly installed advertising sign
Is in the wrong location. Town Planner will write Mr. Stivaletta of
this fact and refer to the Board's letter of April 18 requesting to
review the layout of the planting and wall installation prior to construction.
It was suggested that some form could be worked out to give to developers
when their plan is approved, to be kept on site, and as each job is inspec-
ted it could be checked off by the proper person.
23. The Board will hold a work session meeting on Wednesday, May 31 at 7PM
to review the Prbposed subdivision regulations.
24. Town Planner Maurer advised that several people had come to him asking about
zoning changes and stating that local realtors had approched them about
selling their land and giving false information about future zoning changes
and how it would effect their parcel. Town Planner will draft a press
release to correct the situation.

25. Bob Button of the Civil Defense had requested that the Board consider
sharing their telephone with the Civil Definse with the possibility
that Civil Defense will pick up 50% of the phone bill. The consensus
of the Board was to keep it as a private line.
It was suggested that Town planner look into a Boston line to be used
by the entire Town Hall staff.
