Present: Chairman Wellington, Clerk Latham Planners: Nelson, MacFarlane, Chavaree, Grant and Mendes Town Planner Maurer The following vote was taken by consensus of the members present regarding the Definitive Subdivision Plan for Oak Leaf Estates: That the Plan for Oak Leaf Estates be disapproved for the following reasons: 1. Because this Plan proposed future development in the towns of Norton and Mansfield and because a road will connect the two towns and because the Mansfield portion of the road Oakleaf Drive is 1,546 feet in length, which exceeds the provisions of Section IV -4 Dead End Streets, which states that "Dead end streets shall not be longer than 500 feet...." The Mansfield Planning Board will not consider approving this plan until the necessary steps are taken to insure that a 1,546 foot dead end street will not be established on the Mansfield side of the development. Approval of Oakleaf Drive in Mansfield for its entire length will be contingent upon approval of the Plan, with appropriate conditions, by the Norton Planning Board. 2. There have, been no provisions made for the bonding or covenant of the roadways on the Mansfield side of the development. 3. The road profile for Oakleaf Drive shows a cut which, in the opinion of the Planning Board, is too low and should be raised. 4. The cul-de-sac entitled Oakleaf Terrace should be eliminated. 5. The existing high water elevations of Hodges Brook were not noted on the Plan. (Chavaree, Grant, Latham, Mendes in favor; MacFarlane opposed, Nelson not voting) VOTED Approved: Mansfield Planning Board Date
