Board met with Bill Cahoon, Superintendent of the Water and Sewer Division regarding the specifications for the sewer lift station. Mr. Cahoon noted that he had reviewed the specs and he felt that they were quite similar. He did not recommend metal chambers as proposed in the Smith and Loveless design. He felt that all the chambers should be concrete. He noted that the Boydco lift station is presently being installed by Owens-Illinois. He suggested that the controls be in the ground to avoid a vandal problem. It was agreed that the Sewer Superintendent and the Planning Director would assemble the specs for the lift station and that Planner Wellington would review them. -4-, Minutes May 28, 1974 8. Motion: To disapprove the definitive subdivision plan for Green Acres because the information requested by the Planning Board was not submitted. (Wellington-Zaffini, all in favor) VOTED 11. Board discussed the definitive subdivision plan for Riverside Park for land on Riverside Drive. It was noted that the swimming pool from the Smith property is still protruding on to lot 7. A note will have to be added to the plan stating that lot 7 is not a buildable lot until'.the dimensional require- ments are clarified. it was also noted that the elevations along the Rumford River were taken in 1969. The Board reviewed the letter that was sent to the applicant and noted that the following points still needed clarification: Letter of April 2, 1974 - point #10. More definitive information has to be submitted relative to the drainage from ,the Schultz property. The topography plan shows the ground elevation at 124 and the invert of the pipe at 127. This system would have to be corrected as, it is impossible to drain the low point as the plan is presently designed.) Letter of April 25, 3974 - A note to be added to the plan relative to the specifications for the fire alarm wire; the drain easement between lots 26 and 27 was not eliminated on the lot plans. The Board reviewed the letter from RIM Engineering relative to the impact of the storm runoff from the swamp and the culvert under Willow Street and ,noted that the one by eight foot box culvert would not carry the 235 'cubic feet per second that was proposed by RIM Engineering. it was recommended that RIM Engineering be requested to refigure their calculations on this matter. The required covenant was not submitted also. It was the consensus of the Planning Board to send a letter to the applicant requesting compliance with the above points. 12. The development would contain 49 residential lots and be connected to the residential sewer system. On the preliminary review the Board noted the following: Smiley Avenue runs through proposed lot 25, it was suggested that lot 25 be eliminated and that Smiley Avenue be extended through to Smiley Avenue Extension. The boundary line between the 2 zone lines is not adequately shown. Denwood Street is a paper street and should be appropriately labelled. The exact location of the Back Bay Brook should be shown with respect to this development. vA— 15. Board reviewed the Form A plan for Ronald Simons for land on West Street. It was the consensus of the Board to return the plan to the applicant and request the following information: 1. The exact location of the buildings to be removed; 2. The 394 distance along the property of Dustin does not show whether the bearing runs north or south; 4, the southwest branch of the Canoe River is not adequately shown; 5. Motion: To advise the Board of Appeals that the applicant did not follow the proper procedure In accordance with the Zoning By -Law and because the,.procedure-was not followed, the Planning Board did not have the opportunity to give the application the proper review, therefore, the Board recommends that no action be taken.
