Planning Director noted that no information had been received back yet On
Riverside Park. He also noted that Mr. Chavaree had received a letter from
the :Board of Selectmen regarding the design of the sewage lift station.
Planning Director also noted that when Bill Cahoon had all of the information
together on the specifications for a lift station, he would 'appear before
the Board to explain them.
5. Board met with Ralph Maloon regarding the Green Acres Subdivision. Mr. Maloon
presented a sketch of the off -site drainage. He noted that he was proposing
460 feet of open ditch to the existing brook, and that he could get the retention
area entirely on lot 16 rather than putting it in an easement. Planning Director
asked Mr. Maloon if he had spoken with the Conservation Commission yet and he
said he had not as of this date. Planning Director Maurer asked what the
capacity of the culvert under Winter Street was and Mr. Maloon noted that it
was about 9 cubic feet. Planning Director Maurer noted that he thought
Mr. Maloon should take a look at Winter Street andsae what could be done about
the water problem there. Board requested that Mr. Maloon take levels down to
Whiteville Pond and get back to them with that information. Mr. Maloon presented
a letter from Mr. Boutas requesting a 30 day extension for the Board's
consideration of this subdivision.

6. Board met with Margot Jellinek regarding the''Ryan-Elliott retention area.
She noted that she was not aware that the Town would be responsible for
maintaining the retention area and that she was against this. She also
noted that she felt it would be much cheaper to maintain a closed ditch
rather than an open ditch.
7. Board met with Paul Dalton and Mike Murphy of Cabot, Cabot & Forbesj who
presented a site plan for approval, assuming that the Site Plan Approval
article would pass the Town Meeting, for building on Forbes Boulevard.
The principal concern centered around the location of the driveways.

tomorrow.
8. Planning Director Maurer reviewed the comments from the Department Heads
regarding Camelot at Mansfield. Planner Wellington suggested that the
Board permit a 4/10 grade coming off of Williams Street to a low point
at approximately station 2 plus 75andthat the entire profile for the
rest of the street should be raised at least 1 foot and for a grade of
at least 5/10.
Motion: To send a letter to the applicant requesting that the comments
from the Department Heads be incorporated into the 'plan; that
a written acknowledgement from John Smith be received by the
Board regarding the proposed 40 foot drainage easement across
his property; that the question of the impact of the storm
drainage on Hodges Brook be answered in accordance with the
Planning Board's letter of April 12, 1974; that the road 'profile
on road 'B at the entrance of Williams Street be lowered to allow
the water to flow in from Williams Street and that the intersection
between road A and B would have to be adjuded accordingly, before
the Board would take any further action on the plan.

for comments on the proposed amendments to the Board of Health
subdivision requirements in writing.

16. Planning Director Maurer reviewed the letter from Owens-Illinois to Ryan -
Elliott & Co., Inc, regarding the installation of a culvert in the drainage
ditch at the northeast corner of the site which would permit Owens-Illinois
to construct a roadway from the main site area to the oil storage area.
He also noted that the subdivision plan never showed any drainage pipe through
that area and, therefore, this would be an amendment to the subdivision plan.
It was the consensus of the Board to require Owens-Illinois to show the exact
location of the right-of-way approved as part of the subdivision with respict
to the location of the roadway; to show the relationship of the right-of-way
to the Shell easement and the Town of Mansfield property and the location of
