Board.
7. Board reviewed the preliminary subdivision plan for Pine Terrace Estates ;V
for ;land on Branch Street. The Planning Director reviewed :the comments from
the various department heads las noted in his memorandum of January ,9, 1974.
It was the consensus of the Board to send the developer a letter noting the

letter noting ;the points raised by the various department heads and
Indicating the necessary changes to be made and then inviting the developer
and his engineer in to disucss these matters. Planner MacFarlane noted that
he did not see any difference between this development and the Canoe River:
Acres development, therefore, perhaps; the same conditions should apply to
this subdivision. Planner MacFarlanealso raised the question as to whether
the Board legally had the right to require a;developer to *nstall an under
drain system, and that if so, he would like to have it in writing. -Planning

Il. Board reviewed the draft letter to the Boardoof Appeals regarding the @
application for an extension of the earth removal permit for Joseph Rezza,
Plannigg Director felt that there are deficiencies in the plan as submitted
and that if the Board of Appeals went along with the recommendations of the
Planning Board, that the extension should be okay. Planner Wellington
suggested that the plan should be disapproved until the applicant amends
his plan in accordance with the first point in the draft letter and that the
buffer zone area along the Commonwealth of Mass, property be restored in
accordance with the second point in the draft letter. It was also suggested
to include 3n the letter that if the Board of Appeals takes formal positive
action on the ,plan, that it include in its final decision points 3 through '10
as noted in the draft letter.
Motion: To ;send the letter to the Board of Appeals advising them that the

of Mass.

this site not owned by the applicant.

year, acquisition plan for the Great Woods. Robert Webb noted that they would
like to acquire the acreage along Hodges Brook and the land along the Morton
town line as it was good high land and could be developed- He also noted that
the .state has a self -.help program which could provide 50%4unding upon receipt
of a proposal from the Committee. He also noted that chances of getting the
money was excellent. He $ndicated that the figure of $100,000 per ;year for 4
years was based on the appraisal done from approval of last year's Town meeting.
He furtherindicated that the Capital Improvement Program Committee has
recommended putting this off until next year, but the Great Woods Study Committee
would like to get the project off the ground this year. He indicated that they
would be talking with the owners of the first priority land before Town meeting
to get their views. Mrs. Flynn askbd that if this did not :pass Town Meeting,
but the Planning Board agreed that the Town :needed ,1300 acres of conservation
