Board reviewed the letter of request for an extension of time for
the Planning Board's consideration of Peter's Park definitive
subdivision Plan. It was noted that signed documents for easements
had been received for crossing the porperty of Joseph Gonsalves and
the Mansfield Housing Authority. The applicant is in the process of
getting a document from Kelton Potter.
The Planning Director noted that the easements should be drafted on
the plan.
Motion: To grant an extesnion for the Planning Board's consideration
of the Peter's Park subdivision for 30 days until August 17,
1975, and request that the applicant show the drainage
easement on the proper plan.

Board reviewed the plan for Camelot -at -Mansfield. Planning Director
Maurer advised the Board that in his opinion the plan would be subject
to the Wetland Protection.Provision adopted in 1974. He noted that it
appears that lots 5, 6, 7, 8, 9, 10, 16, and 17 would probably come
under the wetland requirement, however, many of these lots are over-
sized and the lots may already meet the minimum requirement of 25,000
square feet.
It was the consensus of the Board to write the applicant a letter advising
him that many of the lots come under the wetland requirements and to show
how the tots comply with the requirement.
Discussion was held by the Board on the restrictions as noted in the Planning
Board's letter to the Town Counsel. The Board noted receipt of the letter
from the Board of Health requesting a meeting to discuss the restrictions
with the Town Counsel and the Board of Health at a joint meeting. The
Board took no action on the plan, pending the meeting with the Board of
Health.

6. Board met with Edward Stiveletta and Attorney John Morley regarding the
Zoning Board of Appeals application for the expansion of a store at the
corner of East Street and Franklin Street. The Board noted that Mr.
Stiveletta presently has a small store on the property and a beer and
wine license and would like to expand to make room for other tenants,
however, they do not know who they will be. They intend to keep the
gas pumps. The store that is there will remain there and a 10,000 square
foot addition will be added. The entrance will be from East Street and
Franklin Street. Question was raised regarding the distance from the
side of the proposed building to the property line. It was noted that it
was only 15 feet from the side of the buildingto the adjacent property.
Question was raised concerning showing the location of the refuse containers
on the plan. Mr. Stivelletta noted that within a 3 and 4 mile radius there
is approximately 4,000 families that could utilize the proposed facilities.
The applicant was advised to check the drainage onto Franklin Street to see
if it was adequate to handle the proposal.
7. Board reviewed the preliminary subdivision plan for Americo P. Day for
land off Fruit Street. It was noted that the applicant would have to
obtain permission from Richard Sheehan in order to connect into the
sewer easement. The Board also noted that the inverts in the sewer line
were not correctly shown. A question was raised with respect to how this
sewer line would tie into the proposed scheme when the new treatment plant
is built. The plan is to be circulated to the various department heads for
additional comments.
8. The Board reviewed the Form A Plan for Walter Holm for land on the corner
of Tremont and West Streets. It was noted that this was the plan before
the Board at the previous meeting for Gibson Brothers. It was further
noted that a building permit had been issued for the property and that the
foundation had been installed. The plan was sent back to have the foundation
properly shown on the plan.
9. Board reviewed the Form A Plan for Douglas King for land on East Street
along the Easton Town Line. Land owned by Mr. King is located in both
Mansfield and Easton. It was noted that the plan did not show the name of
the record owner, the locus plan was not show, the zoni,ng.:classification was
not shown, lot lA is not a conforming lot and the Board suggested that it
be combined with lot 1B, the names of the abuttors are not properly shown as
they are about 3 years out of date and that the plan was not submitted to the
Town Clerk. It was the consensus of the Board to send a letter to Mr. King
and advise him of these discrepancies.
10. Board reviewed the Form A Plan for Margaret McCarthy for land on Ware Street.
The Plan was submitted by Franklin Allen, who was present at the time of the
meeting. The Board requested that the description of the lot be more
accurately shown. Mr. Allen amended this at the meeting. It was also noted
that Aldo Spencer had signed the plan as the legal guardian for Margaret
McCarthy.
Motion: To sign the Form A Plan for Margaret McCarthy for land on Ware Street.

12. Discussion was held on the meeting for the Capital Improvement Program.
It was noted that a meeting would be held on Monday, July 14, 1975.
Chairman Zaffini noted that two men had been hired for the installation
of fire alarm systems and questioned how much work had been done on this
project.
Clerk Dunn asked if a status report on Capital Improvement appropriations
at the 1975 Town Meeting would be presented to the members. It was noted
that the budget year starts on July 1, 1975 and that some of the projects
had been bid and other projects have not been bid ,yet.
Planner Parsons questioned whether the fire station roof and the high
school roof had been bid yet. It was noted that the fire station roof
had not been bid ybt and that the highschool roof bids had been received
{ and contracts awarded.
Comments were raised on the design of Williams Street. Planning Director
Maurer noted that it would be major realignment of the bridge over the
Wading River and at the intersection back at West Street. There may be
a joint meeting with the Selectmen at the next meeting of the Planning
Board.
13. Planner Latham questioned the status of Route 495. It was noted that no
additional information had been received.
14. Planning Director Maurer noted that with respect to the application of
Mr. Stivelletta that the Board of Appeals would be holding a Public Hearing
on three items. The first is the Hearing on the expansion of a non -con-
forming use, the second for the variance for additional stones that will
be required and the 3rd for the variance for the lot coverage as it does
not meeti;the minimum lot coverage in an Agriculture zone.
15. Discussion was held on the three applications of the Board of Appeals for
gravel removal and the Chairman requested that a report be presented by
the Building Inspector and the Planning Director on the stdtus of the
