Meeting at Town Hall to review plans and subdivision control procedure 8:15 A.M. Field Trip to review subdivisions that have been approved by the Planning Board and are in various stages of development. Listed below are the developments as they will be seen in the order of the trip. 1. Peters Park - Park St. - Gene Ceccerelli - 5 single family lots - complete through binder. Board holding securities for balance of work - all lots released. 2. Bicentennial Court - Pratt Street - Housing Authority - 60 Multi- family units - complete 3. Mansfield Industrial Park - Maple and Oakland Streets - Mansfield Industrial Park Realty Trust - Francis Avenue complete and accepted - Conners Avenue construction not initiated. 4. Green Acres - Franklin and Maple Streets - Home Developers, Inc. 6 single family lots - no construction initiated. 5. Magna Vista II - Lawndale Road - Home Developers, Inc. -?33 single family lots - water and drainage completed on all roads. Board holding securities to guarantee completion of the first 650 feet of roadway on Lawndale Road - 6 lots have been released. 6. Elmwood Park (Bristol Arms Apartments) - Stearns Avenue - Edward Stivaletta - 549 multi -family units: - Bonney Lane has been completed and accepted - water and drainage have been installed on Eric Road - Board is holding securities for the balance of improvements in Eric Road - all lots have been released. 7. Canoe River Acres - Ware Street - Douglas King - 19 lots for either single family or duplex units - roadways have been completed through base coat - Board is holding securities for completion of the balance of improvements Lo all lots have been released. 8. Gloria Estates - Ware Street - Allan Willis - 6 single family lots - a portion of the drain line has been installed. -2- 9. Spruce Acres - Fruit/Hall Streets - Allan Willis - 15 single family lots.- roadway completed through base coat - Board is holding securities for the completion of improvements on Hemlock Lane - All lots on Hemlock Lane have been released. 10. Woodland Park - Fruit/South Main Streets - Rewlew Trust - 47 single family lots - no construction has been initiated. 11. Riverside Park - Riverside Drive/Union Street Extension - Robert Chavaree - roadway brought to subgrade, water line installed and sewer partially installed - no lots have been released. 12. Brookside Estates - Elm Street - Alfred Turinese and Conley Eagan - 42 single family lots - Brookside Drive has been completed and accepted - all remainin g streets are completed through base course - Board is holding securities guaranteeing the balance of construction- al] lots have been released. 13. Village Estates - Elm Street - Christian and Schromm - 59 'single family lots - Section I is complete and the Board is holding the contingency, which will be eligible for release in December - Section II is complete through finish coat of bituminous concrete and the Board is holding securities to guarantee the balance of construction - all lots have been released. Section III is complete and the Board is holding the contingency, which"iwill be eligible for release in December. 14. Robert L. Rizzo - Otis Street - Robert L. Rizzo - 8 single family ®�mI ots - roadway has been graded to subgrade - no lots have been released. 15. Wayside Estates - West/Gilbert Streets = Robert L. Rizzo development has a capability of a maximum of 210 units including duplex and single family units - a portion of Wayside Drive and Saddleridge Road and all of Old Farm Road and Black Pond Road have been completed and accepted - the water line has been installed in the remaining portion of Wayside Drive and Saddleridge and Carriage Lane - the drainage has also been installed on these three streets as well as a portion of Cranberry Road - development is presently at a standstill due to problems with percolation tests - no additional lots have been released. 16. Circle C Estates - West Street - Sidney Covich (Millhaus Realty rust) - 33 single family lots - Morgan Road and a portion of Maverick Drive have been completed: Pinto Way and the remaining portion of Maverick Drive have been completed through base course - Board is holding securities for the completion of the drainage system and Pinto Way - 12 lots on Maverick Drive and Morgan Road have been released and 11 lots on Pinto Way have been released. -3- 17. Camelot -at -Mansfield - Tremont/Williams Streets - Sidney Covich and James Antosca (Camelot Trust) - 6 single family lots - construction has not been initiated. 18. Interstate 95 Industrial Center at 495 - Cabot, Cabot, and Forbes Industria Park - .more t an 4 miles of roadway have been completed within this development through the binder coat of butiminous concrete - Board is holding securities to guarantee the completion of all of the remaining required improvements on roads where construction has initiated - there are approximately 2 miles of roadway on the westerly side of Route 495 where construction has not been initiated - all land within the development has been released for building purposes. 19. Walnut Park - Walnut Street - Casa Realty - 22 single family lots - the roadway system has been completed and accepted - Board is still holding securities for the completion of the drainage system. 20. Foxfield Estates - Fox Street - Val Scarpellini - 4 single family lots - improvements are complete through base coat of bituminous concrete - Board is holding securities for the completion of improvements for the first two lots, which have been released.
