3. Board discussed the Minutes of June 10, 1976. Planner Wellington questioned

4. Board reviewed the amendments to subdivision regulations for unaccepted
streets. It was the consensus of the Board to add a note that would say
"when a water line is located within 200 feet of the proposed street that
the applicant shall be responsible for extending the water main that is the same
size as the main in the existing street, but in no instance shall the
main be less than 6 inches".
The Board will also request: an amendment into the description of the
drainage system for clarification as to how it ties into an existing street.
A note to be added to the water and sewer section that will read "all design
and construction shall be in accordance with accepted engineering practices",
It was noted that the changes will not be made into this until after the
Public Hearing as additional comments may be received at the Public Hearing.
5. Board reviewed a listing of the proposed amendments to subdivision regulations.
It was the consensus of the Board to have the Planning Director draft the
amendments which would be as follows:
a) The disclaimer as outlined by Alex Zaleski of SRPEDD
b) That the required securities will be held for one year only.
h) That granite curbing would be required on the inside radius when the
curb radius is 125 feet or lest and on the outside radius for all curb
radius that are less than 155 feet.
d) The Board decided that they would not make any amendments to the
sidewalks and grass strips at this time.
d) An amendment will be included for the placing of bounds on each lot
within the subdivision. It was noted that a zoning amendment may also
be required.
6. Board decided to put off the discussion of any zoning amendments until the

7. Planning Director Maurer advised the Board that Russell Christian is
reviewing a site off South Main Street which contains approximately 100
acres and he is interested in developing the site under the Cluster
Development Provision and that he would probably make a presentation to
the Board in August or September. It was also noted that he may request
that a portion of the Cluster Development be used for business. Planner
Wellington noted that the developer should be prepared to make all of the
presentations on his own.
8. The next Planning Board meeting to be held on Wednesday, June 23, 1976 at
7:30 P.M. Planner Wellington and Planner Parsons advised that they would not
be able to attend that meeting.
