It was the consensus of the Board to hold the Public Hearing on the
provisions for unaccepted streets on June 30, 1976. Planning Director
Maurer advised that he would not be able to attend this Public Hearing.
8, Board discussed the additional amendments to be made to the subdivision
regulations. It was the consensus of the Board for the Planning Director
to prepare a list of amendments for subdivision regulations which will
include the following:
a. The disclaimer statement as recommended by Alex Zaleski of SRPEDD
b. Review of the required amount for contingency as there is an
inconsistency between the subdivision reguirement of 15% and the
Planning Board policy of 10%, and also the time period for which
the Planning Board holds the contingency amount. The subdivision
regulations say 18 months and rthe ;policy of the Board is 1 year.
c. Review the use of granite curbing. The present regulationsrequire
that straight granite curbing be required on all internal radius of
less than 250 feet. It was suggested that this could be lowered to
150 feet, Review the existing subdivisions to see how the curbing
has been installed. For example, Walnut Park off Walnut Steeet,
Pine Needle Park off Franklin Street and Oakleaf Estates offOak St.
d. It was suggested that the consideration of the elimination of the
requirements of sidewalks on either one side of the street or both
sides of the street. It was noted there is a maintenance problem
with the 3 foot grass strip between the sidewalk and the street.
e. The staking of individual lot corners. It was noted that this is
required in the Town of Norton and that it could be applied to
the Mansfield Subdivision Regulations.
9. Board discussed Business Zoning, particularly Business C. It was suggested
to take out some of the "Honky Tonk" aspects of the Business Zone. It was
also suggested that if business were to be established along route 106
a consideration should be given to a service road and that becuase all of the
uses out in that area of Route 106 would require off street parking that a
minimum lot size be established. It was the consensus of the Board to
discuss this in detail at a later meeting with more members present.
