Board reviewed the 'preliminary subdivision plan for Granada Park.
Planning Director Maurer noted that the D.P.W. has reviewed the plans
and requested the the location of the two hydrants at the end of the
cul=de-sacs be moved and the D.P.W. Director has requested more
information to be submitted regarding the off-site drainage to be sure
that it will handle the water. It was noted that an easment would be
needed from the abuttor for the corner roundings. It was noted that
the plan has beenaapproved by the Board of Selectmen for connection
to the municipal sewer and that they have already applied to the State
for this connection and the State may require the sewer line to be moved
over another 3 feet so that it will be 10 feet from the water line.
The Selectmen have also requested that a stop sign be placed at the
entrance to Pratt Street.
Motion: To tentatively approve the preliminary subdivision plan
for Granada Park sab$ect to the suggested changes.

Board met with Fred Barrows who noted that he would like to put a 3rd
family apartment in the back of an existing dwelling on Draper Avenue.
He nOted that the ppahtment would be for himself so that he could live there
and maintain the building. It is connected to the municipal sewer system.
He noted that he has spent a considerable amount of money refurbishing the
existing dwelling. He noted that he put in a parking lot that would
accomodate five cars.
Chairman Parsons noted that the P1an6ing Board makes a recommendation to
the Board of Appeals after they have received a scheduling of the hearing
from the Board of Appeals, which has not been received yet.
6. Board discussed the preliminary subdivision plan for Hobbitt Hollows.
Planning Director Maurer noted that there is a letter from the Board of
Health requesting additional information, a letter from the Conservation
Commission noting that a wetlands hearing will be required, and the D.P.W.Director
has noted his concern in connecting the storm drainage back to the existing
drainage in the Walnut Park development. Planning Director Maurer felt
that the plan did not meet the wetland requirements as the wetland areas
are not shown and they have to comply with the buildable area prior to
alterations.
