Russ Christian has purchased the land on the corner of Route 106 and

He noted that Attorney Bray was in and `reviewedc!all the correspondence
on Peter's Park and that he will be coming in to the Board in the
future to discuss the loam and seeding of the drainage ditch.
Chairman Parsons noted that during the recent heavy rain storms there
has been a good deal of erosion on the Peter's Park drainage ditch
and that the slope is falling in. He noted that he did not feel it was
even a 1.5 slope.
4. Board discussed the Strawberry Meadow, Karl Clemmey, and Beachwood Estate
subdivisions. It was noted that there were no comments received from the
various boards and _committees or department heads. Planning Director
Maurer felt that the Board should make a site review of these proposed
Projects in the near future.
5. Motion: To approve the warrant of March 22, 1977 in the amount of $282.32.
(Tighe -Hartmann, all in favor) VOTED
6. Board reviewed the memorandum from the Planning Director to the Town Manager
regarding the tiems that the Town has to comply with to maintain its
eligibility in the Flood Program. It was noted that this could be done
through Town By-law amendments. Planning Director Maurer noted that
there will also have to be an amendment to the subdivision regualtions
whereby all plans have to show the 100 year flood. He noted that the
Selectmen have made provisions in the Special Town Meeting for the
amendments to the By-law. It was noted that the Board of Health will
also have to make amendments to their regulations so that the septic
systems will comply. Board reviewed the flood plain maps prepared
by the Department of Housing and Urban Development. Planning Director
Maurer to prepare the proposed amendment to the subdivision regulations
for the next Planning Board meeting.
7. At 8:00 P.M. the Planning Board held the Required Public Hearing on the
definitive subdivision plan for Karl Clemmey. Transcript of that hearing
is on file.
8. At<8:30'P.M. the Planning Board held the required Public Hearing on the
definitive subdivision plan for Beachwood Estates. Transcript of that
hearing is on file.
9. Board read the letter from Schofield Brothers to the Board of Health
regarding the Beachwood Estates subdivision.
10. It was the consensus of the Board to have a field trip of the Beachwood
Estates, Strawberry Meadows, and Karl Clemmey subdivision sites on
Sunday, March 20, 1977 at 9:00 A.M.
11. Mr. John Cook came before the Board and noted that he had intended to
attend the hearing for Beachwood Estates, however he just returned from
Boston. He noted that he abuts the project by almost 600 feet and that
it runs along the side of his property. He noted that he approves of it
as it is to his satisfaction and he did not think it would affect him
at all but would help him. He noted that the home he is building is
between $70,000 and $80,000 andthat he did not want a junk car place
beside him, nor did he want to see $15,000 homes being built. He noted
that he approved of the plans of the developer.

12. Planning Director Maurer noted that on March 23, 1977 there will be a
Public Hearing for the sewerage in Norton at the -Wheaton College and
requested representation from the Planning Board. He noted that it will
be at 6:30 P.M. in the Science Building.
13. It was the consensus of the Board to hold the next Planning Board meeting
on March 30, 1977 at 7:30 P.M.
14. Planner Lesuer questioned if he should attend the Public Hearing in Norton '
or if the SRPEDD meeting would have preference. Planning Director Maurer'
felt that it was important that he attend the SRPEDD meeting as they gave
the sewer project the A95 review and approval and when it came time to
stand up for it they did not. He noted that this is a point of concern.
15. Chairman Parsons noted that this could be Planner Mulcahy's last meeting
and that he would like to express the Board's thanks for his service
to the Planning Board.
