6) The Board reviewed the Form A - Approval Not Required Plan submitted by
Maurice Shribman for the division of land on North Main Street. During
their review it was discovered that there was an error in the bearing
on one of the lines.
Motion: To return the plan to have the necessary correction made on the
bearing.
(Morrison - White, all in favor) VOTED
7) Allen Willis appeared before the Board to ask for the release of Lots #2,
#3, #8 and #9 in his Strawberry Meadows subdivision instead of the total
eight lots in the subdivision. He noted the street has been paved, and
the underground is in. All that is left to do is the finish coat and the
sidewalks. The estimate is around $17,000 plus the contingency to finish
the entire subdivision. The. Planning Director was asked to figure the
amount of the Bond and report to the Board at the next meeting before any
action is taken to release the lots.
8) The Board discussed the Cluster Development proposal in the work program.
It was decided to have Planning Director Maurer gather all possible
information on it, including contacting the Massachusetts Federation of
Planning Boards for any information they might have and passing the
information out at the next meeting so the Board can discuss it.
9) Chairman Parsons asked Planning Director Maurer about getting an engineer
to evaluate the Canoe River drainage area. Planning Director Maurer noted
that the Town does not have the funds available for a complete study of
the area and the best way to handle it would probably be to wait until the
definitive plan for the Bonvie Subdivision comes in and then have a
consultant evaluate it separately. He noted there is information available
in the latest flood maps that were completed in 1977. The land around the
Canoe River is very flat which causes some of the problems.
10) Planner Morrison noted that under the work program he would like to
investigate the possibility of narrowing subdivision streets and cutting
down to one sidewalk. He felt this would take care of some of the surface
water problems.
11) Planning Director Maurer stated that he would like to see the Board meet
with the Industrial Development Commission to get their views on industrial
expansion in the South Main Street area. He felt there should be no
changes in the area until the highway is completed. It was decided to
invite the Industrial Development Commission to attend the Board's
January 16, 1979 meeting.
12) Mrs. Margot Jellinek read the Wetland Protection section of the By-law
to the Board because she stated that one of the lots in the Webster Street
Subdivision is under water and cannot be built upon. She also wanted the
exact date that the Bond was released on Morgan Road.
