7) Planner Hartmann left the meeting during the discussion on the Sheraton
Motor Inn site plan to avoid a possible conflict.
Mr. Bud O'Malley from the Abreen Company and David Grant of Norwood
Engineering Company appeared before the :Board to discuss the site plan
for the Sheraton Motor Inn to be constructed in the CC&F Park. Mr.
O'Malley explained the parking is 43 ft. from the street with a treed
buffer. The plan showed the drainage pipe and how it ties into an existing
ditch; the water and sewer ties into Hampshire Street; a trash compactor
is shown installed in a walled in court. Mr. O'Malley noted the building
will be three stories in sections and there is a court yard. Landscaping
plans were shown. They will leave as many existing trees as possible.
The signs will be in keeping with the signs in the park. Mr. Grant noted
there are 490 parking spaces shown on the plan and the By-law only requires
465. The height of the building is within the limits of the by-law. The
Planning Director questioned if any surplus material is to be removed from
the site. Mr. O'Malley stated he would bring in a plan showing what is
to be removed.
Motion: To advise the Building Inspector that the Site Plan for Sheraton
Motor Inn has been approved by the Planning Board.

10) Mr. Chavaree presented the Board with the signed easement agreements
with Starlin, Inc. and Francis Shaw for the Colonial Heights Subdivision.
The signed covenant with dates on it was also presented to the Board.
Mr. Chavaree showed the Board a 10 ft. right of way across Lot #7 for the
Town to maintain the cemetery. Mr. Chavaree stated he had talked with
his attorney concerning the easement and had told him that he didn't think
it pertained to the subdivision as there is a right to pass and repass
on the 20 ft. strip and he doesn't think it is proper to give an easement
over someone's land until the Town resolves the question of ownership of
the cemetery. Mr. Chavaree said he would be willing to give a right -of
way for the Town to maintain it.
Chairman Parsons returned to the meeting at this time.
Motion: It is the consensus of the Board with regard to the easement
shown across Lot #7 that if at some time in the future it is
found that it is not necessary for the Town to use the ten foot
strip to maintain the Leonard cemetery the land shall revert
back to the owner of the property at that time.
