a 12,000 sq. ft, building. (9,000 sq. 'ft of which will be
retail space, 3,000 sq. ft. of which will be office space.
The sketch plan 'shown to the Board showed 63 parking spaces.

If the general parking By-law were utilized, the Planning
Director pointed out to the Board several different parking
analyses which might be possible 'under the existing Zoning
By-law. A conservative interpretation of the By-law shows
that Mr. Boyden is approximately 5,000 sq. ft. to short in
providing parking spaces:However, upon; reviewing the plans,
the Board; noticed that there were large amounts of clean
area on the property which Mr. Boyden decided not to pave
unless, there was a parking problem, The Planning Board agreed
with Mr. Boyden that 63 spaces seemed adequate in view of the
parking revision work that has been started by the Planning
Board. Therefore, it was the consensus of the Board that 63
spaces would be adequate for the 11 proposed uses on Mr. Boyden's '
property.
