7, Red Dog Inn - Variance
The proposed variance is for a sign at 590 Elm Street. The proposed
sign would be six square feet which is larger than the size allowed
in an Agricultural Zone. The reason that Philip Sorkin, owner of
Red Dog Inn, requests for a larger sign is that because of reduced
street lighting, customers have problems seeing the sign at night.
The proposed sign would be double faced barnboard with his logo
on it.
Motion: To disapprove because it is not within keeping of the
Zoning By-law.
(Flynn - Genatossio)
Opposed - DeGirolamo, Parsons, and Brugliera

Compo Industries - site plan
Ralph Maloon present the proposed plan. Mr. Maloon explained that this
is a long range plan of development. He pointed out a number of adA:_
ditions which included a proposed 1982 warehouse, a future expansion
on the 1982 building to take place in 1984, and a proposed manufactur-
ing facility center to take place in 1985. The set up that Compo is
trying to achieve is to have the raw materials enter into the manufac-
turing then to the finished goods shop which would be more organized
than the set up they presently have. Mr. Maloon also pointed out that
the land is very flat. He proposed to shed the water to the left and
the right of the site. Planner Parsons pointed out that there are
unsightly existing buildings which front on Branch Street and that the
storage trailers are in need of being cleaned up. He suggested that
an agreement be made between the board and Compo which would insure
that Compo cleanup their existing site.
Motion: To recommend to the Building Inspector approval of the 1982
building, drainage, and roadway with the understanding that
the board will not consider any further expansion of build-
ings upon the site until plans to remove unsightly buildings
that front on Branch Street have been made and the storage
trailers are cleaned up.
(Parsons - Genatossio, all in favor) VOTED
*Planner DeGirolamo re-entered the meeting.
91 New Transportation - site plan
Ralph Maloon presented the plan for the proposed truck depot. This
plan consistsof an office, a storage building for parts, and a re-
pair shop. It is proposed to have a few parking spaces near the
office for employees and to have 36, 50 square foot spaces for
trailers. There will also be 12, 30 square foot spaces for trailers.
The drainage will be delivered on site by a crushed stone diffusion
area. The parking lot would be paved, and there would be approxi-
mately 12 trucks entering per day. There were questions brought up
by board members regarding what will be stored and for how long.
Planner Genatossio asked if the board felt there was a need for put-
ting in an oil trap. Planner Parsons said he felt there was because
you don't know what type of trucks will be coming in. He also said
that he would like to see considerably more information on the plan.
Planner Brugliera said he would like to have the applicant come
before the board. It was the concensus of the board to hold the
site plan for more information.
Motion: To send back the site plan for more information, i.e.
what would be stored, for how long, traffic flow, and
route of traffic.

10. Bay Bank United - Variance
Mr. Cramer appeared before the board to explain Bay Bank's request
for a variance on the size of a directional sign. The proposed
sign would be a nine square foot illuminated sign which would be
located at 100 Forbes Blvd. The reason Bay Bank feels that they
need a directional sign of this size is because westbound traffic
will have limned visibility of the building. Mr. Cramer pointed
out that the two freestanding signs which are already there do not
exceed the 60 square foot maximum. He also proposed to put a wall
sign on the building. There was some discussion as to whether or not
a variance was needed on the wall sign; but because the request for
the wall sign was not on the Zoning Board of Appeals variance, no
action was taken. There was some discussion as to why so many signs
were needed.
Motion: To recommend that the variance request for the directional
sign be granted.
(Parsons - DeGirolamo)
Opposed - Genatossio, Flynn, and Brugliera
Motion: To send a negative recommendation to the Zoning Board of
Appeals regarding Bay Bank United's sign variance because
it is not within keeping of the sign requirements in an
Industrial Zone.
(Genatossio - Flynn) Brugliera 3-2
Opposed - Parsons, DeGirolamo
11. Home Developers, Inc. - Special Permit
Each board member was given a memorandum regarding additions and
corrections to the special permit decision. Paul said that if all
of the corrections and additions which were on the memorandum were
added to the special permit, he would recommend approval. Planner
Genatossio commented about the starting time being 7:00.. She pointed
out that when ERE Corporation's decision was made, their starting time
was at 8:00. It was pointed out that Home Developers could work within
the area at 7:00 but could not go on the road until 8:00.
12. Henley -Lundgren
The as -built plan has been submitted. The question that was holding
it up was is the board satisfied with the water level. It was the
cgncensus of the board to wait for Paul to go over it with the board.
12. Around the Table
Planner Genatossio asked about the 1978 Town Meeting vote regarding
the Fairfield Optical site. The original 1978 vote had numerous
conditions which were to be followed. She asked if these conditions
were still in effect. There was some discussion as to what the
conditions were and if they are still in effect.
13. Public Discussion
Mrs. Jellinek wished everyone a happy new year.
