Members were reminded about the field trip to the ERE site on February 21, 1981. 7) Planning Director Folkman reviewed the plans for Ten Chauncy Court and explained the parking requirements for the building. Store A is a restuarant with 60 seats and requires 15 parking spaces; B and C are retail with 13,500 square feet of floor space and require 54 parking spaces; D would be a bank which requires 6 spaces. The second floor will have 5,000 square feet of office space which requires 19 spaces. He noted the buildings on the abutting property have been put on the plan. There are no curb cuts on the VFW property and at the other property on Chilson Avenue. The handicapped spaces have been out on the 'plan. He noted the two tenants who will be using the loading space prefer to leave the space as a parking space and put one of their cars in it. Motion: To send a letter to the Building Inspector informing him that Minutes February 18, 1981 Page 3 the Planning Board has approved the site plan application of Peter P. Saunders and Ralph Sarro for Ten Chauncy Court and recommend that a building permit be issued. (Seifert - White) Clerk Kaufman noted that he had figured out the number of parking spaces required for a service establishment instead of using a bank requirement and carne up with 23 spaces which would bring the total number of spaces required to 111, and the plan shows 100. Planning Director Folkman noted that the inconsistencies in the parking_ regulations are the reason the Board is revising them to prevent this type of situation in the future.
