Coughlin for land on :East Street. It was noted that the abutting lots
did not have adequate frontage. Mr. Coughlin told the Board that he
didn't own the land when it was originally divided. The lots have been
through land court and are legal lots. Land court is all set as far as
what Mr. Maloon has done on the present plan.
Motion: To endorse the Form -A - Approval Not Required Plan submitted by
Thomas Coughlin for land on East Street.
(Kaufman —White, all in favor) VOTED

The Board met with Mr. and Mrs. Charles Scott of 500 Elm Street to discuss
their application for a variance to divide aiparcel of land into two sep-
arate lots. One lot would have a non -conforming frontage and both lots
would have a sideyard measurement of 10 ft. on their abutting line.; Mr.
Scott told the Board that each lot would have the required area. He
presented the 'Board with a plan that gave three options on how to divide
the lot. A -'requiring a 2 ft. frontage variance, but leave awkward lots; ;
B - require frontage and sideline variances for both lots, but would allow
a 42 ft. house; C - requires frontage and sideline variances, but would
allow a house width of 38 ft.

accordance with option C shown on the plan.`

The Board met with Mr. Michael Avallone of Plantingfield Road to discuss
the Plantingfield Road subdivision. He told the Board that 'there were
problems on Plantingfield Road. As of two weeks ago, the street sign was
not up. It was put up five days ago. He wondered if Plantingfield Road
will ever be finished. He felt that the Board should find out Mr. Rizzo's
plans for finishing the development.• Planning Director Folkman told the,
Board that he had talked to Mr. Rizzo and he told him that 95% of the
subdivision will be done by July 1, 1981. Mr. Folkman noted that the
Town does not have any receipts for the $30,000 certificate that Mr. Rizzo
has the money in, but the money can't be released without approval from
the Town of Mansfield. it was felt that the Town should have more control
over the bond money. The Town wasn't notified when the money was removed
from the passbook account and placed in the six month certificate.

information.' The letter from Police Chief Jesse Earls requesting that

because of the heavy; traffic between 7:00 and 8:00 A. M. was discussed.

how he feels about the width of the road, whether it would-be sufficient
for two trucksor a bus and truck to pass in opposite directions.
11) The Board reviewed the site ;plan submitted for Wendy's Restaurant to be
located on Copeland Drive. Planner Parsons 'noted that there had been
two site plans approved for that site in the past and he felt that the
Board should compare the previous plans for the drainage calculations.
Mrs. Edith Coburn of 46 Henry St. told the Board that she is concerned
about the possibility of a driveway onto Henry Street. She was shown
that the driveways are located on Copeland Drive only. It was noted
that there are dry wells on the property because the State 'won't allow
them to tie into the drainage on Copeland Drive. Planning Director
Folkman noted the State is requiring;a exit and entrance drive and have
and island in the middle with a small drive in front on the building.
It was felt that the area in the front of the building should be grassed
and not be part of the driveway. Planning Director Folkman felt that

pattern would be better. Nonaction was taken on the plan.'`
