4. John Piters - Site Plan - Wood Avenue
John Piters appeared before the board and presented them with a proposed
site plan. This plan is for a two floor addition which would be added
to the building presently under construction. There will be 55 parking
spaces for cars and five parking spaces for motorcycles. The lot area
is 37,206 sq. ft. The Planning Director read the staff comments. The
Public Health Director's comment was that the leaching pit does not
comply with Title 5. It must be a minimum of 10 feet from the lot line.
This leaching pit is owned by Norm's Auto Supply. The Sewer Supervisor
would like to know the flow that will come from the building. The Fire
Chief's comment was that he is very concerned with the`:water in the area
for fire protection. His comment stated that the nearest hydrant is on
Chauncy Street near the Paine School. It was pointed out that there is
a hydrant on Creedon Street. John Piters said that there is a hydrant
within 400 feet away. There was some discussion as to hots, far the road
would be paved. John Piters said that the part that isn't paved will be
graded. In reference to what type of businesses will be occupying the
building, John Piters said he had one proposal for retail and one for
an optician.
Motion: To recommend in favor of the site plan provided that the
septic system situation is taken care of, George Wey
review the plans and put his comments in writing, and
the board strongly recommends that a fire hydrant be
added. A copy of this letter will be sent to the Board
of .'Health.
(Flynn - Kaufman, all in favor) VOTED
5. Karl Clemmey - Use Variance - 383 & 375 West Street
Karl Clemmey appeared before the board and said that he would like to
turn the existing house into a sandwich shop. The reason he is request-
ing a variance is because the existing house is difficult to rent due
to the surrounding area of highway construction for the new Rt. 140.
The abutting property is no longer used for residential purposes. He
feels it would be better utilized as a small business, as are other
properties in the area. He said that this sandwich shop would be run
by his younger brother. It is on town sewerage and water. There is
a fire hydrant in front of the existing house. He showed the board
pictures of the lot. lie also explained why he is putting the driveway
where it was shown.
Motion: To send a negative recommendation to the Zoning Board of
Appeals so that the board may see what is going to happen
in that area.

Cabot, Cabot & Forbes - Plymount Street Subdivision Amendment
The Planning Director presented the board with the 1974 approved sub-
division plans. David Grant appeared before the board and said since
that time, they have put in a sewer pumping station at Forbes Blvd.
They would like to put in a private dry sewer for a future use. This
sewer would be used when the building is occupied. Norwood Engineer-
ing did the design for the sewer, and it was then given to Camp, Dresser
& McKee. This was designed in conjunction with the master plan. They
would like to have the sewer added to the definitive subdivision plan.
Planning Director read Section 81W of the Massachusetts Subdivision
Laws.
Motion: To grant a conditional approval. The Sewer Department
and the Town Engineer shall review the plans to confirm
that they meet with the requirements.
(Flynn, Genatossio, all in favor) VOTED
7. Strawberry Meadows Subdivision Completion
The Planning Director said he would like to have one person from the
neighborhood act ,as the spokesperson. One person that he may work
with and report back to. Gary Woolman will be the spokesperson for
the neighborhood. Planning Director said that it is his opinion that
Allen Willis is responsible for the fire alarm. In reference to the
developer being relieved of putting in a fire alarm, there is nothing
in writing. The Planning Director may have to make a telephone call
to the Former Light Plant Director'. The Planning Director has met
with Allen Gillis and the Fire Chief. The perspective of not doing
anything has changed. The Planning Director will call Gary Woolman
tomorrow.
8. John Donnell - Dimensional Variance - 3 Village Road
Mr. Donnelly requests a variance to construct an attached garage to
an existing single family dwelling. This attached garage would have
a 23 foot sideyard measurement. This is non -conforming in a Residence
AA Zone, which requires 25 feet.
Motion: To send a favorable recommendation to the Zoning Board
of Appeals.

Planner Genatossio said that the neighbors of the East Street construction
are having problems with the construction workers making remarks. She
pointed out that these are made when Mr. Bonvie is not around. Planning
Director said he would talk to Ronald Bonvie.
In reference to Strawberry Meadows, Planner Genatossio asked what will be
done with the small lot on the right hand side. Planning Director said
he didn't remember discussing this before.
In reference to the letter written to Town Counsel regarding Cabot Pond,
Planner Flynn pointed out the part that states a compromise had been
reached between the developers and the board which would allow the
developers to give the Planning Board legal rights to $30,000 in loam.
There was discussion as to what the original motion was.
Clerk Brugliera said that he thinks the board should take a good look at
Route 140 for rezoning. Chairman Seifert pointed out that the rezoning
of Route 140 will be taken up in the master plan. Planner Kaufman said
he doesn't think the board should make any decisions until all the roads
are connected.
The Planning Director passed out a copy of the MAPB Newsletter to all
members. He also provided the board members with a copy of the master
plan which was done in 1960. He also passed out copies of the 1973
master plan. This was Phase 2. He would like the board to review them
to get an idea of what kinds of things were said and what the Drocess
is. The Planning Director will send out an agenda for the work session.
The only item on it will be the master plan. He will work out a pro-
posed work list with Chairman Seifert. He pointed out that he has some
original reports which may be signed out.
The Planning Director pointed out that two roads are being built—Plymouth
Street and Granada. Granada will be finished before winter. RIM checks
the elevations and submits and as -built. This is then checked by George
Wey and Paul Folkman.
