N aF MANSFIELD, MASSACHUSETTS 0 0 * = PLANNING DEPARTMENT 4.0 - .. 50 West Street, Mansfield, MA 02048 0 AS AD WN TO: Planning Board FROM: Richard J. Callinan, Planning Director RE:• Site Plan for Car Wash - Chauncy Street After reviewing the above referenced site plan, I wish to offer the following comments: 1. Car washing operations are not a specified permitted use within the Downtown Zoning District. 2. Although the proposed one-way entrance and exit are not located to accomodate traditional traffic flows, they should at least be clearly identified to motorists. 3. A ten foot landscaped buffer should be located along the entire streetline. A minimum five foot buffer along the other property lines would also be recommended without affecting pre-existing non -conforming conditions. 4. The exit drive should be narrowed to 20 to 24 feet and located away from the drive serving the adjoining gas station. 5. A . zoning district boundary appears to be along the eastern property line and, if so, should be shown on the plans 6. Drainage calculations should be submitted especially since the existing bituminous surface ' will likely be affected as a result of the construction* 7. Additional comments will be forthcoming if additional action on this plan is necessary.
