Planning Board's meeting room at the Town Hall, Six Park Row, Mansfield, MA regarding Zoning By-
Law amendments to be considered at the 2015 Annual Town Meeting. The proposed amendments are as
follows:
To see if the Town will vote to amend the Zoning By -Law to the extent necessary to amend Section 5.4,
Flood Plain District, Paragraph 5.4.2, District Delineation, to update the panel numbers and map dates;
and Paragraph 5.4.2.1, Floodway Data, to update the map name; and
To see if the town will vote to amend the Zoning By -Law by amending Section 5.3, Site Plan, by adding a
new paragraph, 5.3.3(o), requiring renderings to be submitted with site plan applications.

Town Hall, Six Park Row, Mansfield, Massachusetts during regular business hours.

In accordance with Chapter 40A of the Massachusetts General Laws and the Maps6k —&iiiV _4-Law,
the Mansfield Planning Board will hold a public hearing on Wednesday, April lii` the
Planning Board's meeting room at the Town Hall, Six Park Row, Mansfield, MA regarding the
Recodification of the Zoning By -Law to be considered at the 2015 Annual Town Meeting as follows:
To see if the Town will vote to amend the Zoning By -Law to the extent necessary to accept the
renumbering, repositioning and reorganizing of the Zoning By -Law of the Town from its original
numbering, as amended through May 2014, to the numbering or codification, arrangement, sequence and
captions and the comprehensive reorganization to the text of the Zoning By -Law as set forth in the Final
Draft of the Code of the Town of Mansfield, Massachusetts, dated January 2015, said codification of the
Zoning By -Law having been done under the direction of the Planning Board, and being a compilation and
comprehensive reorganization of the present Zoning By -Law, including amendments hereto. The Zoning
By -Law shall be codified as Chapter 230 of the "Code of the Town of Mansfield, Massachusetts.
This article does not propose any amendments to the Zoning By -Law, but rather proposes to renumber,
reposition and reorganize the current Zoning By -Law into a new arrangement, sequence and
reorganization.
The proposed recodification is at the Planning Department, located at Town Hall, Six Park Row,
Mansfield, Massachusetts during regular business hours.

In accordance with the provisions of Chapter 40A, Section 9 of the Massach`dsetts',�t�ngr $kYO M
and the Town of Mansfield Zoning By -Law, the Mansfield Planning Board will hold a public
hearing on Wednesday, April 8, 2015 at 8:00 p.m. in the Planning Board's meeting room,
Mansfield Town Hall, Six Park Row, Mansfield, MA, regarding the application of Marco
Crugnale, Crugnale Properties, LLC for Site Plan Approval under Section 5.3, Site Plan and
Section 3.7.2, Mixed Business /Residential Use, for the construction of one (1) 39 -unit residential
building with 7,000 square feet of retail /business; and for a Special Permit under Section 5.5,
Special Permit and Section 3.3.4, Multiple Residence, and for the construction of one (1) 42 -unit
residential building on an approximately 59,852 square foot parcel in the Business I (B -1) Zone
located at 1 Mansfield Avenue, 16 Crocker Street, 374 -376 North Main Street, 394 North Main
Street and 408 North Main Street.
The project site is owned by Marco Crugnale, Crugnale Properties, LLC, is shown on Assessor's
Plat 22, Parcels 302, 303, 304, 305, 306, 307 and 401 and is bounded as follows: Mansfield
Avenue, Crocker Street, North Main Street, Town of Mansfield, Amtrak National RR Passenger
Corp.
