a distinction has been made between residential subdivisions
and non - residential subdivisions. Residential subdivision:
submission of preliminary plan remains optional. Non-
residential subdivisions: submission of preliminary plan be-
comes mandatory under new law. Review times are as follows:
Preliminary Plan - 45 days - residential and non-
residential.
Definitive Plan - 90 days - non- residential
135 days - residential
If an applicant has previously submitted a preliminary plan
showing the proposed residential lots, then the review period
for the residential definitive plan is only 90 days. New
changes will not apply to preliminary or definitive plan=_
filed with the Planning Board prior to April 7, 1987. Also,
if a preliminary plan has been filed with the Planning board
prior to April 7, 1987, then the definitive plan which fol-

DATE
MEMORANDUM
TOWN OF MANSFIELD, MASSACHUSETTS
50 West Street, Mansfield, MA 02048
TO: Richard J. Callinan, Planning Director
FROM: Joseph J. Campo, Town Engineer — DATE: Feb. 4, 1987
RE: Van Gemert Subdivision
At your request, the Engineering Department has reviewed the Defin-
itive Subdivision off Mill Street entitled "Van Gemert" and has
noted the following:
1. Due to the grade of the road, drop inlets are necessary
in the sag area to insure sufficient drainage.
2. The plans do not comply with the subdivision regulation
regarding vertical curves as described in Section IV A 4 C.
3. The sensitivity of the area due to the proximity of torn
land and possible water supply requires a redesign of the
drainage system to incorporate leaching basins and leaching
n trenches downstream of the oil /water separator. Upstream
of the oil /water separator should be constructer to
Class III o -ring gasket R.C. pipe with precast manholes and
catch basins to prevent any infiltration of contaminates
into the surrounding aquifer.
4. A change of location of the cul de sac to a more northerly
direction would eliminate a majority of the proposed cut.
5. The oil /water separator does not follow the recommended
construction standards showing manholes both upstream and
downstream of the oil /water separator with a 6" PVC bypass.
6. The sidewalk and handicap ramps are not shown on the plan.
7. The triple arranagement of gate valves in the area of Mill
Street and Van Gemert Drive is not shown on the plan.
8. The water main blow off detail is not shown on the plan.
