Discussion with Ralph Maloon - Woodland Park Preliminary Plan Mr. Maloon said he had been contacted by Karl Clemmey's engineer about connecting Woodland Park with Mr. Clemmey's preliminary subdivision, Woodlot Estates. Mr. Maloon found the two parcels are separated by a third, owned by the Connors and said he did not see the point in connecting the two. Mr. Maloon showed the board the original preliminary plan and a revised plan showing different road configurations and two cul -de -sacs, and asked for input. Planner Trombetta preferred the old plan. Planner Flynn liked the new plan but was concerned with the cul -de -sac and the length and layout of the roads. Planner Bonda agreed, saying she preferred the new plan but had reservations. Clerk Sullivan said the new plan, with looped water and sewer systems, would be better for the town, and suggested the applicant consider open space. Planner French was of the opinion the old plan may fit better with the character of the existing neighborhood. 4. Discussion with Ralph Maloon - Classic Court Preliminary Plan Mr. Maloon explained the plan had been approved as a residential compound several years ago and not acted on. The applicant refiled a seven -lot preliminary plan on the same site with the road the same length and in the same position. The applicant, Mr. MacDonald, said he would prefer to go back to a five -lot residential compound. All of the board members agreed to the concept of a compound. 5. Discussion of Street Acceptances Paul Folkman told the board that Sturbridge Drive, one of the roads he had petitioned for acceptance, was in a subdivision with other, unfinished streets. He said he understood acceptance would be contrary to the board's policy of accepting streets only after all the streets in the subdivision are completed. Mr. Folkman explained he is done building on Sturbridge, so the street, if accepted, would not be harmed by additional housing construction. The board also discussed the drainage and groundwater problems on Weaver Lane, part of the same subdivision as Sturbridge Drive. Mr. Folkman told the board his soil scientist was reviewing the problem and had not identified the exact cause. Based on this fact and Planning Board policy, the board decided not to recommend acceptance of Sturbridge Drive. The board discussed Mr. Folkman's request for a road width waiver if he were to connect his end of Cooper Road with Tara Estates Phase II. Mr. Folkman said he was willing to connect his road with Tara Estates in exchange for the road width waiver. The board decided this would require a modification, and Mr. Folkman said he would request a hearing. Motion: Not to change the Planning Board's policy and not to recommend Sturbridge Drive for acceptance as a public way at Special Town Meeting. (Sullivan- French) Five in favor. One opposed. PASSES. Mr. Burke told the board he, Dan Clifford and Bob Swanson had inspected the eight streets up for acceptance and thought only two, Tracy Circle and Sturbridge Drive, were unacceptable. Motion: To recommend for acceptance as public ways Donovan Lane, Barnboard Road, Megan's Way, Jefferson Road, Longwood Circle and Rosewood Drive pending satisfactory completion of all punch list items by October 19, 1994. (French - Sullivan) All in favor. PASSES. Motion: To recommend Tracy Circle not be accepted as a public way. (Sullivan - Bonda) All in favor. PASSES 6.
