proximity of the proposed driveway to her home, the clearing that
would occur and changes in topography of land. Mrs. McAusland also
asked if the access could be relocated. Mrs. McAusland submitted
pictures of land in the back of her house which showed trees.

merged with the residential compound driveway.
Planner Flynn asked whose land the trees in the pictures are on,
Exclusive Realty's or Mrs. McAusland's.
Planner Sullivan asked if the wetland line had been verified, what
pavement width is proposed, if open space documents had been
submitted, who will be responsible to maintain the detention basin
(this should be specifically stated), and if a conventional
subdivision had been explored.
Planner Annino asked if 721 East Street was ever part of the land
proposed for a residential compound. Planner Annino also expressed
concern regarding proximity of the residential compound driveway to
the 711 East Street property line and the amount of buffering
between the two lots, stated that radii on East Street should be
shown on the plan, questioned pavement blending, intersection
lighting, sizes and types of houses proposed, trash pick -up
location, location of seder line, existing site vegetation,
proposed landscaping; recommended a reference similar to that used
for the Beagle Club be placed on the deeds to inform potential
homebuyers of the proximity to Kozy Kennels.
Chairman Madan suggested that reference be made in the association
by -laws to the proximity of the site to Kozy Kennels, as well as
placed on the individual deeds.
Shaun Burke, Director of Planning and Development, asked if it
would be possible to relocate the access of the site, if this site
would create water problems for 711 East Street, if the trees to be

placed on the bills of homeowners within the cluster development.
Board Members Comments:
Planner.Cadden questioned if clearing trees in an open space area
for a playfield is a good idea.
Planner Flynn asked questions regarding the number and material of
sidewalks, a fence being placed around the pond on a common area,
and requested that a note be added to the plan stating that there
will be no further subdivision of the land.
Planner Sullivan asked about a proposed _:footpath through the site
leading to a school. Planner Sullivan also stated that he has no
problem with a twenty -foot pavement 'width, the play field on the
open space lot, nor does he have a problem with the use of cape cod
curbing. Planner Sullivan stated that his biggest concern was
water, and if the detention basin is built first, it should be
alleviated. Finally, Planner Sullivan asked questions regarding
landscaping to provide a buffer for the neighbor across the street
from the development.
Chairman Madan stated that he would prefer to see a twenty -two
(22') foot width of pavement on the main road in the development.

twenty (20') foot width of pavement and one in favor of a twenty -
two (22') foot width of pavement.

type. This concensus showed one member against the use of cape cod
curbing and six in favor.
