Tim Jordan presented three cluster development plans and
requested input from the Planning Board members as to which
layout they preferred.
Plan No. 1 has two access roads off of Branch Street, 42 lots,
minimum lot size of 10,000 square feet, 60% open space,
exclusive use areas are located in the front of the site.
Plan No. 2 has one access road off of Branch Street, 42 lots,
lots in front and back of site, 45% open space. Driveways are
located off of loop roads not off of the main road.
Plan No. 3 has one access road off of Branch Street, 41
lots, minimum lot size of fifteen thousand square feet, one
large loop road.
Clerk Cadden favored the second plan and questioned the need
for a cleared area in the woods on site.
Planner Flynn also favored the second plan. Planner Flynn
liked the clusters of green in the second plan but thought the
lots were too small and did not like the pond being near to
the street at the front of the site. The Board should look at
the conventional plan.
Planner Quinn agreed with Planner Flynn and stated that he
would like to see the conventional plan worked out to some
extent. The exclusive use areas should be larger. Planner
Quinn favored Plan No. 2.
Planner McClanahan favored Plan No. 2 but did not like the -
small size of the lots.
Planner Caponigro stated that he favors Plan No. 2 but the
applicant will have to increase the frontage and lot sizes.
Minimum frontage should be one hundred feet and the minimum
lot area should be between fifteen to twenty thousand square
feet.
Chairman Madan stated that he favored Plan No. 2 but that., the
lots should be bigger.
Shaun Burke, Director of Planning and Development, stated that
he favored Plan 2 over 1 and 3. The applicant should look at
density and additional buffering towards the front of the site
t from adjacent neighborhoods. Like ideas of spine road with no

curb cuts off of it. Mr. Burke asked the Board members if
