Meeting Minutes
October 9, 2024
Meeting Held in Person in Planning Department Conference Room
Present: Mark Corsillo and James Turnbull, Associate
Sarah Raposa, Director of Planning & Development
Review draft ADU bylaw based on SR's discussion with Town Counsel
o Insert state definition into local zoning bylaw
o Definitions for gross floor area, principal dwelling unit
o Building Inspector for Attached ADUs / Admin SPA for detached ADUs
o Delete one ADU provision leftover from the Accessory Apartment bylaw
o No minimum area as it conflicts with the state law
o If the town wants larger ADUs then make a separate new bylaw i.e. large-scale
ADUs which could be 1,200 sf ("XLADU")
o Delete section on max occupants and bedrooms
o Relocated separation to subsection j and don't put dimension in the bylaw
o Special permit by PB for additional ADUs
o Note about principal dwelling units and what the law applies to; to keep this
bylaw simple, we will focus on what is allowable by right and perhaps add
additional sections in the future
o Review of parking requirements; discussion of state requirements, spaces, curb
cats
o Review of enforcement provisions
• Present to PB on 10/9 (PB send to SB, SB send to PB for public hearing in November)
