NOTICE OF PUBLIC HEARING
In accordance with the provisions of Chapter 40A, Section 9, Special Permits of the
Massachusetts General Laws and Section 5.5 Special Permit of the Mansfield Zoning By -Law,
the Mansfield Planning Board will hold a public hearing on January 15, 2020 at 7:30 p.m. in the
Planning Board's meeting room, Mansfield Town Hall, Six Park Row, Mansfield, MA regarding
the application of MCG Mansfield, LLC for a limited modification or amendment to the "North
Common Estates" special permit, dated July 22, 2015.
This public hearing shall be limited to the following item only: To allow the corner space along
Crocker Street, approximately 4,582 square feet, to be used for storage cubicles, a fitness facility
that includes an area to congregate, a conference/party/office room that can be rented by tenants
and a game room and area for meetings and congregating.
"North Common Estates" is located at 1 Mansfield Avenue/16 Crocker Street/374-376 North
Main Street/394 North Main Street/408 North Main Street (Assessor's Plat No. 22, Lot 401) in
the Business 1 (BI) zone, is owned by MCG Mansfield, LLC and is bounded as follows:
Mansfield Avenue, Crocker Street, North Main Street, Town of Mansfield, Amtrak National RR
Passenger Corp.

Notice of Public Hearing
In accordance with the provisions of Chapter 40A, Section 9 of the Massachusetts General Laws
and the Town of Mansfield Zoning By -Law, the Mansfield Planning Board will hold a public
hearing on Wednesday, January 15, 2020 at 7:45 p.m. in the Planning Board's meeting room
2A/B, Mansfield Town Hall, Six Park Row, Mansfield, MA, regarding the application of Route
140 School Street, LLC for a Special Permit under Zoning By -Law Sections 230-5.5, Special
Permit and 3.5(0), Amusement Facility, to convert an existing 38,063 +/- square foot retail space
into a movie theater with an accessory food use at 280 School Street in the Industrial 1 (I1) zone.
The project site is owned by Route 140 School Street LLC, is shown on Assessor's Plat 12, Lot
31 and is bounded as follows: School Street, Route 140, Interstate Route 495, Commonwealth of
Massachusetts.
