My inspection showed than the pit was indeed leaching liquid, as it should and that the liquid level was approximately 5" below the outlet invert of the sewer pipe. I was then directed to a location where the home inspector claimed that a pool of water on the ground was due to failure of the seepage pit. Plainly visible from that location is a roof drain pipe. The flow is directed to the low area where the puddling occurred. At that location the ground is bare indicating standing surface water. If it was failure of the seepage pit, there would exist a luxuriant growth of grass from the cover of the pit down the slope to the puddling area. My soil examination showed that a high groundwater condition exist. This is exhibited by the rust mottling in the soil and by the shallow root growth of trees. High ground water is a typical condition of this type of soil. I estimate ground water at this site to be approximately 52" below the surface of the ground. This is demonstrated by an observation, a groundwater adjustment factor, and the location of rust mottles in the soil. Enclosed is a copy of the site evaluation report demonstrating this. Since the sewer pipe is approximately 30" below the surface of the ground any high ground water would affect the appearance of the pit, but not necessarily the function of the pit (due to hydraulic pressure).
